Is MEA Sahkari Awas Samiti's current pricing justified for its appreciation potential? I'm looking to add another property to my portfolio in Noida, specifically targeting completed projects for quicker returns. This one is around ₹1.41 Cr–₹1.65 Cr for a 2/3 BHK. From my calculations, the rental yield seems okay, but I'm more focused on long-term capital appreciation. Has anyone tracked its price movement since launch, like, actually seen the CAGR? What's the real rental income one can expect? Also, the resale market for these older cooperative societies sometimes feels less liquid. What's the exit strategy like in 3-5 years? Is there a decent secondary market for these flats, ya fir investor ratio zyada hai? Trying to gauge the calculated risk here.
