The price range ₹2.5 Cr – ₹3.9 Cr is huge. What determines this difference? Is it floor choice, specific layout, or something else? I mean, almost 1.5 Cr ka difference. Confusing for a first-timer.
U12, yes, exactly what U13 said. Plus, some units might have slightly larger carpet area or better sun exposure. Builders play with these things. Make sure you get the exact carpet area and super area for the specific unit you are interested in. Don't just go by the 'starting from' price.
U12, mostly it's about the floor. Ground floor with a small garden area usually costs more, and top floor with terrace rights also has a premium. Middle floors are generally cheaper. Also, sometimes specific views or corner units can command a higher price. Builder se detailed breakup lena padega.
DLF has been around since 1946, so they are a reputed builder. But 40 units only? That's quite exclusive. Does this mean it's a very niche product? And what about the resale value in say, 5-7 years? Gurugram market is so dynamic.
I'm looking for something in Gurugram too, but my budget is tighter. This seems out of my league. Has anyone explored options around Badshahpur or Baharampur Naya for builder floors? Are there any decent projects there with good connectivity and amenities?
U8, Badshahpur mein kuch independent builder floors hain, but DLF jaisi brand value aur amenities nahi milegi. Quality bhi vary karti hai bahut. You'll have to check each one thoroughly. Builder ka background aur previous projects dekhna zaroori hai.
U8, Badshahpur mein options mil sakte hain, but connectivity might be an issue depending on your office location. Baharampur Naya is still developing, so prices might be lower but appreciation takes time. Alameda Central ka location Sector 73 is pretty prime though, that's why the price.
4BHK+Servant+Store, sounds amazing on paper. But for first-time buyers, is it practical? Maintenance charges bhi toh high honge na? Koi idea hai kitne ho sakte hain Alameda Central mein?
U6, maintenance charges high-end projects mein minimum 15-20k per month toh expect karo. Sometimes more for luxury amenities. Yeh bhi budget mein add karna padega. Sirf EMI nahi hoti, bhai.

But yeah, for a first home, it's a big decision. RERA number GGM/632/364/2022/107 hai, that's a good sign for transparency.
U1, totally agree! Price sunke toh ghabrahat ho rahi hai. Fully loaded toh theek hai, but fir bhi, itna budget stretch karna padega. Plus, possession 2027, that's still quite far. Kya lagta hai, completion time pe hoga?
