DLF Alameda SPR: Is this a good long-term investment?
Came across this video about DLF Alameda Central on Main SPR, Sector 73, Gurugram. DLF projects are usually solid, but I'm looking at this purely from an investment angle. Kya lagta hai, future appreciation kitni ho sakti hai yahan? Rental yield bhi important hai for me. Current pricing seems a bit high, but maybe SPR's growth potential justifies it? Long-term returns ke liye worth it hai kya? Would love to know your thoughts and experiences.

I was looking at properties near Badshahpur and even there the prices are climbing. Gurugram market is just crazy right now. DLF Alameda Central sounds good on paper, but the current pricing of ₹2.5 Cr – ₹3.9 Cr is definitely a concern for first-time buyers like us. Need to factor in loan interest rates and maintenance too, which can really add up over time.
Has anyone checked the RERA status? And the possession date is 2027, that's still quite far. Kya builder time pe dega?
Sahi keh rahe ho. Builders promises toh bade karte hain, but ground reality alag hoti hai. Delays se bahut financial aur mental stress hota hai.
DLF ka track record toh theek hai, but delays ka risk hamesha rehta hai, especially for a project launched in 2022 and possession in 2027. Mera ek friend Baharampur Naya mein phasa hua hai ek project mein, 2 saal late ho gaya hai. Make sure all clauses are clear in the agreement, warna bahut headache hoti hai.

But think about the location, SPR is developing fast. Connectivity improve ho rahi hai. Ye high price future potential ka reflection hai. Basai ke paas bhi ab rates badh gaye hain, toh SPR toh prime location hai.
