posted on 18 MarDLF Arbour: Connectivity claims holding up?
Hey everyone, saw this video about DLF Arbour in Gurugram. They mentioned really easy access to the metro and the expressway. Plus, schools and hospitals nearby, apparently? Anyone living around there, can you vouch for that? I'm prioritizing connectivity, so it's a big factor for me. Also, the video shows a pretty impressive clubhouse. Is it actually as good as it looks? What's your take on the location overall?

Comments
Before booking, visit the site multiple times at different times of the day. That's the only way to truly assess the connectivity and surroundings.
Overall, DLF Arbour looks promising, but do your due diligence. Don't just believe the hype. Check everything thoroughly.
I'm also looking in that area. This thread has been helpful! Thanks, everyone for sharing your insights.
So, after all this discussion, is anyone actually buying in DLF Arbour? Or are we all just window shopping?
I am seriously considering it, but all these comments have made me think twice. Going to visit the site again next week and ask some tough questions!
Honestly, with the property rates increasing like crazy, even slightly delayed projects are becoming a good deal. Risk toh hai, but potential gain bhi hai.
I heard the new metro extension will improve connectivity in that area. But that's still a few years away. Something to consider for the future.
True, but metro extension kaafi time leta hai. Don't rely too much on promises.
Anyone know about the builder's reputation for after-sales service? That's crucial!
DLF? After-sales service is hit or miss, depending on your luck and the specific team assigned to your project. Be prepared to follow up relentlessly.
My cousin lives near that area. He says the connectivity is decent, but the traffic is getting worse. He regrets not buying closer to the metro.
Anyone know the RERA registration number for DLF Arbour? Let's check the official details there.
Good point! RERA number se kaafi information mil jaati hai.
Possession date kya bata rahe hain woh log?
That's the million-dollar question! Unlikely to be on time, based on past DLF projects. Add at least a year to whatever they promise.
I visited the site last week. Construction is in full swing. But the surrounding area is still very dusty and under development. Something to keep in mind.
Don't just focus on the clubhouse. Look at the floor plans, the ventilation, the sunlight. Small things that make a big difference in the long run.
Connectivity is important, but what about water and electricity supply? That's been a major issue in some Gurugram sectors. Anyone know anything about that in Sector 72A?
Mera experience toh DLF ke saath mixed raha hai. Good quality construction, but delayed possession is a common theme. Check their past projects before you invest.
I booked a flat in a different project nearby a few years back, promised everything, but the reality was different. The 'nearby' school was 5km away, and the hospital was just a clinic! Don't trust the brochures, guys!
DLF Arbour? Connectivity is definitely a selling point. I've driven past it a few times. Expressway access is decent, but metro ka station thoda door hai, right? Schools and hospitals are there, but traffic during peak hours can be a nightmare. Clubhouse, no idea. Anyone actually been inside?
Bhai, DLF ka naam toh hai, but connectivity claims? Every builder says the same thing! Need to verify independently. I'd say visit the site during rush hour and see for yourself.
Clubhouse looks good in the videos, but remember, showoff is their job. Actual quality and maintenance is what matters. My friend bought in a DLF project in Sector 81, and the clubhouse is always 'under maintenance'.
Sector 72A, right? I heard the prices are quite high. Is it worth the premium, considering the location is still developing? Anyone have recent price quotes?
I checked recently, and they were quoting around 18k per sqft. Sector 150 Noida is cheaper and has better connectivity, IMO. Just saying.
Haan, prices are high. They're banking on the DLF brand. But compare it to other projects in the vicinity. Is it really that much better? I'm not convinced.
