DLF aur Godrej projects mein quality aur maintenance kaisi?

Kids gone, now my 4BHK feels too big. Selling it and looking for a manageable 2/3BHK flat in Gurgaon, maybe around Golf Course Extn Road. My budget is around ₹2-3 Cr. I'm checking out DLF and Godrej Properties projects, but confused. Kya construction quality sach mein achi rehti hai after a few years, especially for seepage issues? Aur post-possession maintenance charges kaise hain? Suna hai kuch societies mein bohot high hote hain. Any current residents' word-of-mouth experience with these builders?
