DLF Belaire: My post-completion ROI concerns
Golf Course Road — DLF The Belaire is interesting. For a completed project, what’s the real capital appreciation trend? What actual rental yield are owners seeing? Is the resale market liquid for a good exit strategy?

Original post ke point par, rental yield kitni mil rahi hai sach mein? Aur resale mein kitna time lagta hai? Meri ek friend ne Sector 56 mein ek property bechi thi, usko 6 mahine lag gaye. Belaire mein toh aur bhi mushkil hoga
Maine bhi Belaire dekha tha last year. The units are massive, but the price tag is insane for a first-time buyer like me. ₹10.5 Cr – ₹15.7 Cr is just out of my league. And even though it's completed, the RERA number GGM/1349/944/2020/48 is from 2020, which is interesting for a project possessed in 2012. Maybe for clarity on resale? But capital appreciation after 10+ years is what I'm worried about.

U4, RERA registration baad mein bhi ho sakta hai for completed projects, especially for secondary sales. But the point is, Gurugram ka market abhi bhi hot hai, especially for luxury. Maybe not for Belaire specifically, but overall.
DLF Belaire? Bhai, ₹10.5 Cr se shuruat? Itna budget toh nahi hai mera. Aur possession 2012 ka hai, toh kya ab bhi value badh rahi hai itne saal baad? Resale mein kya mil raha hai?
Dekho, Golf Course Road ka location hai. Woh premium segment hai, bhai. Us area mein prices high hi rehte hain. But haan, liquidity ka point valid hai for such high-value properties.
Sahi kaha. 2012 ka project hai, toh maintenance cost bhi toh high hogi na? Is it worth it for a first-time buyer?
