DLF City Mohali: Understanding all-in costs
Spent the whole Sunday checking out options in DLF City Mohali. Looking for a 3BHK for my growing family, especially with kids' school admission coming up soon. Prices are pretty high, saw some 3BHKs around ₹1.8 Cr but that's just the basic price. I'm wondering how much negotiation room there actually is in Mohali. Can you really knock off a few lakhs, or is it mostly fixed? Also, what's the actual all-in cost? Like, after stamp duty, registration, PLC, parking... it adds up fast, right? My wife's priority is a safe neighborhood, so don't want any surprises. Is a construction-linked plan smarter than a big down payment these days? Need to make sure the EMI won't be crazy.

Yes, Sector 69/70 are good, but also consider Sector 91. It's newer, but the infrastructure is coming up well, and it's getting some good schools too. The vibe is a bit more residential and less commercial, which might suit a family with kids. Just make sure to visit at different times of the day to get a feel for the area yourself.
DLF City Mohali is generally safe, it's a gated community. For schools, Sector 69 and 70 are quite popular, lots of good options there and well-connected. You should check them out.

PLC stands for Preferential Location Charges. It's for units with better views like park-facing, corner, or higher floors. Usually, it's not mandatory unless you specifically choose such a unit, but most good units come with it. Builders often push these. It can add anywhere from ₹50 to ₹200 per sqft depending on the project.

Negotiation is very tough, to be honest. I tried to bargain for a 2BHK in a different project nearby, but they barely moved on the price. Sirf registry charges mein thoda concession milta hai, not on the actual property cost.
Haan yaar, same experience. Mohali mein prices have shot up a lot. Expect at least 15-20% extra on top of the base price for all the other charges.
