DLF City Phase I And III projects – sab bolte hain location acchi hai, but what about the actual open spaces and parking? Brochures mein itna green dikhate hain, but jab site visit karte hain, it's mostly cramped towers. Honestly, I feel these 'green areas' are just for show, not actual usable space for families. Does anyone genuinely believe these small patches of grass add to the resale value long-term? Or attract good tenants? Aur parking ka kya scene hai? Sunna hai lottery system hai, which sounds like a nightmare. As an investor, ye small things eventually become big maintenance headaches ya tenant issues. Am I overthinking this, ya yeh real concerns hain? Change my mind.

My cousin bought an independent floor in a similar premium project near Basai a couple of years back. Same story – brochure mein resort-like amenities, actual mein ek chhota park aur parking ke liye fight. Usne toh baad mein second car ke liye bahar hi parking search karni padi. These builders promise the moon but deliver a pebble. For ₹4.5 Cr, you deserve proper infrastructure, not just a 'prime location' tag. Investors should definitely think twice about the long-term tenant issues these small things can cause.

Totally relate! My uncle faced similar issues with a project in Baharampur Naya. The builder said 'ample parking', which translated to 'ample space for arguments'. These small issues become major pain points later for residents and affect resale value a lot.
The project is DLF Independent Floors, right? I checked their RERA number GGM/547/279/2022/22, and possession is listed as 2025-05-01. Total units are 52, which is quite low for a large area. Does anyone know if these are mostly 3BHK or 4BHK? Aur ye independent floors hain toh parking ka issue kaise aa sakta hai? Har floor ke saath dedicated parking nahi mil rahi kya? What’s the actual usable area of these green spaces if not for show?
Bhai, RERA dates toh bas guidelines hain. Mere ek dost ne Badshahpur mein ek project liya tha, 2023 ki possession thi, abhi tak sirf structure bana hai. Builder ne COVID ka bahana maar diya. In DLF projects, especially the premium ones, they often have a mix of 3BHK and 4BHK, but the carpet area for 'green spaces' is usually negligible. They count common areas and boundary plantings as green. For 52 units, dedicated parking should be a given, not a lottery. Yeh toh saaf dhoka hai agar nahi de rahe.
Haan, independent floors hi hain. Usually, independent floors mein dedicated parking hoti hai, ek ya do spots per floor. But DLF ki schemes sometimes complex hoti hain. 2025-05-01 possession date hai, but given the current market conditions in Gurugram, delays are common. Many projects near Airport Road are already behind schedule. So, don't blindly trust the RERA date.
Parking lottery system? Total nightmare fuel for any homeowner. Yeh toh sach mein deal-breaker ho sakta hai.
Dekho, location ka koi tod nahi hai DLF Phase I aur III ka. Connectivity is superb, schools, hospitals sab paas hain. Thoda adjust toh karna padta hai, har cheez perfect nahi hoti. Green spaces maybe utne bade na ho, but community feel toh hai. Aur parking, maybe they have a plan for residents, lottery system might be for visitors or additional spots. Investors ke liye location hi sabse important hoti hai long-term mein, right?
