DLF Gardencity Arcade: Promised amenities ki reality kya hai?
₹95 lakh for a 3BHK in DLF Gardencity Arcade sounds okay, but I'm worried about what you actually get. My wife wants to know if the promised amenities, especially kids' play areas, are really usable or just for show? Bachchon ke liye safety aur space bahut important hai. Also, maintenance charges kitne lagte hain aur service quality kaisi hai? Is it worth the money ya sirf bill aata hai? Thinking about our growing family, don't want to regret later.

Meri ek friend ne Badshahpur mein ek project liya tha, wahan bhi amenities ke naam pe sirf ek chota sa park tha. Builder bolta hai club house banega, but 2 saal ho gaye, abhi tak foundation bhi nahi khoda. So, DLF Gardencity Arcade ke case mein, since it's COMPLETED and possession given, you can actually go and check. Don't rely on brochures. Physically visit the site, talk to existing residents about the maintenance quality and the actual usability of all promised facilities. That's the only way to know for sure.
I visited a couple of months ago. The common areas looked well-maintained from what I saw. The gym was okay, not super high-end but functional. Didn't get to see the kids' play area closely, but it seemed to have basic swings and slides. The biggest issue for me was the approach road, thoda congested lag raha tha. And the market situation in Gurugram right now, prices are still high, so this ₹95L figure is definitely suspicious for a completed DLF project.
Honestly, at ₹95 lakh, that's a steal if it's genuinely a 3BHK in DLF Gardencity Arcade. But I agree with U3, the RERA number GGM/537/269/2022/12 shows a much higher price range. Maybe the original poster is looking at a specific unit type or a very old booking? DLF ka track record on delivery is generally good, but amenities can be a hit or miss. I'm more concerned about the actual livability and community feel. Is it vibrant or very isolated?
My friend bought a flat in a different DLF project near Airport Road (Gurgaon side) a few years back, and he faced so many issues with the 'clubhouse' amenities. They were never fully functional. For Gardencity Arcade, I heard the possession was given on 2022-12-01. Any residents here who can share their experience with the amenities post-possession? Bachchon ke liye space ka kya scene hai?
That's good to know about the play area. But ₹6-7 per sqft is a lot! For a 3BHK, that's like ₹10k+ a month just for maintenance. Plus electricity, water. This is why I'm so nervous about buying. Every builder promises the moon, then hidden costs pop up. Is the security good, especially for kids playing outside?
Haan, my cousin lives there. He says the kids' play area is decent, but not as grand as shown in the initial renders. It's safe enough, fenced properly. But the maintenance charges are on the higher side, around ₹6-7 per sqft, and sometimes the service is slow. Like, if a lift breaks down, it takes a day or two to fix.
Exactly my thoughts! ₹95 lakh for a 3BHK in DLF Gardencity Arcade sounds too good to be true, given DLF ka naam. I'm also super worried about the kids' play area safety. My daughter is 3 and needs proper, secure space, not just some broken swings. Aur maintenance charges ka toh alag hi darr hai. Please, anyone who lives there, tell us the truth!
Yeah, I saw a listing for ₹95L too, but it was for a resale, and felt fishy. The original poster is right to be skeptical. Amenities ke naam pe bas brochure mein photu hoti hai, real mein kuch nahi. Especially for kids' areas, safety is paramount. Have seen many projects where the 'play area' is just a patch of grass. What about the swimming pool, is it well-maintained or just for show?
Bhai, ₹95 lakh for a 3BHK at DLF Gardencity Arcade? Are you sure about this price? Because jo RERA details hain, wahan toh price range ₹2.1 Cr – ₹2.1 Cr dikha raha hai for the whole project. Thoda confirm kar lo, kahin koi catch na ho.
