DLF Gardencity Enclave: Good value at 1.55 Cr?
What do you guys think about the DLF Gardencity Enclave floors? I just watched a video comparing them. They're talking about 1.55 Cr for Phase 2 in Sector 93, but the carpet area is only 865 sq ft. Honestly, even with the basement room and 2.7 acres club, that feels pretty steep for the size, especially in Gurgaon. Sector 92 floors are even pricier. Does anyone here think these prices offer good value?

My budget is around 1.3 Cr maximum. This 1.55 Cr figure makes my heart sink. Is there no hope for a decent home in Gurgaon anymore?
The RERA number is GGM/550/282/2022/25. It's a legitimate project from DLF, established 1946. They've built 367 units here. Status is indeed 'COMPLETED'. But the point U1 makes about 865 sq ft carpet area for 1.55 Cr is very valid. Are we paying a premium just for the DLF name? What about the actual usable space, especially compared to other areas like even near Airport Road side where you might get more space for similar money?
See, the problem is not just the price, but the future appreciation potential. At this price point, how much more can it really grow? I'd rather invest in a slightly older but larger property in a developed sector than pay a premium for a new, small one in an upcoming area. Current market conditions are already so high.
That's the Gurgaon market for you. Brand value aur location ke naam pe kuch bhi price tag laga dete hain. 1.55 Cr for 865 sq ft, that's just not practical for many. My EMI calculations went out the window just thinking about it.
But it's DLF, right? Their brand value is huge. Plus, it's already completed. That's a big plus for me, no fear of delays. What's the official possession date for this project? Anyone know?
Yes, U8 is right. My brother booked a DLF flat once, 'completed' bolke they delayed possession by 6 months for 'minor finishing'. Always cross-check. Plus, 1.55 Cr is the starting price, expect hidden charges.
Possession date is officially 2024-03-01. So technically, it's completed. But 'completed' aur 'possession mil gaya' mein faraq hota hai, bhai. Make sure to check the actual handover status.
Bhai, 1.55 Cr for 865 sq ft in Sector 93? That's almost 18k per sq ft! DLF hai theek hai, but this seems way too much for a first-time buyer like me. I was looking at something similar near Badshahpur a few months ago, and prices were much more reasonable then. Gurgaon mein kuch bhi milna mushkil ho gaya hai budget mein.
Haan, exactly! This is the problem. Every new launch is hitting absurd numbers. What about affordability? My budget is barely 1.2 Cr, and I'm not even finding decent 2BHKs anymore, forget floors. It's so frustrating for first-timers.
Totally agree yaar. Builders are just cashing in on the 'Gurgaon dream'. My friend bought a 3BHK in an established society in Sector 84 for less than this last year. Naya project ke naam pe loot rahe hain.
