DLF Independent Floors construction quality often disappoints
7 saal ho gaye renting mein, I'm just fed up now. Landlord ne rent phir badha diya. EMI vs rent math doesn't make sense anymore. Looking at DLF Independent Floors, DLF City Phase IV. But construction quality ki tension hai yaar. Suna hai cracks, seepage common hai 1 saal baad. How does that hit resale and future maintenance costs? Aur amenities ka kya? Brochure mein jo dikhate hain, kitna real hota hai? Tenant attraction ke liye important hai ya bas price badhane ka tareeka? Kya check karna chahiye site visits pe for actual quality?

Honestly, at ₹3.1 Cr to ₹4.0 Cr, and with a possession date of Nov 2024, I'd be looking at resale properties in established sectors too. Sometimes a slightly older, well-maintained resale flat gives more peace of mind than a new project with 'ongoing' status and potential quality issues. Especially if tenant attraction is key, older, stable properties in good localities like Aerocity or some parts of DLF Phase 1-3 can be better. What did you finally decide, U1?
See, the current market in Gurugram is very tricky. Prices are high, but quality is often compromised. For a project like DLF Independent Floors at this price point (₹3.1 Cr – ₹4.0 Cr), you should expect top-notch quality, not 'common cracks and seepage'. I would suggest taking a civil engineer with you for site visits. They can spot red flags that we first-time buyers might miss. And for amenities, check the exact clauses in the agreement, what's promised vs. what's delivered.
Haan, U8, that's a good point about the civil engineer. Builders might resist, but it's our right to ensure what we are paying for. Also, for the amenities, sometimes they show a grand club house in the brochure but then give a small, basic one. Always check the fine print in the agreement.
Civil engineer with me? That's a brilliant idea! Never thought of that. But will the builder allow it? And how much do they charge for such a service? My budget is already stretched thin. But yeah, if it saves future headaches, it's worth considering. Thanks for the tip!
Meri ek relative ne DLF City Phase IV mein hi liya tha kuch saal pehle, independent floor nahi tha but DLF ka hi project tha. Initial years mein bahut issues aaye the seepage ke. Finally, unhone khud se waterproofing karwai. So your concern about cracks and seepage is valid. Amenities ka toh yeh hai ki, jab tak society form nahi hoti, builder control karta hai, aur woh bas show-off ke liye rakhte hain.
I had a similar experience with another 'premium' builder near Airport Road (Gurgaon side). Construction quality was pathetic. Cracks within 6 months. For DLF Independent Floors, the RERA number GGM/483/215/2021/51 shows it's ongoing, possession by Nov 2024. But 44 units mein se kitne log actually happy hain, that's the real question. ₹3.1 Cr – ₹4.0 Cr is a huge amount to risk.
Exactly, U4. The price range itself is making my budget-conscious brain spin. It's a massive investment. How do we even verify the build quality on an ongoing project? They'll just show you the best parts. What about the hidden issues?
Oh no, Airport Road wala experience sunke toh aur darr lag raha hai. Nov 2024 possession sounds tight for an ongoing project, especially with only 44 units. Sometimes fewer units means less attention, or maybe more premium? Confusion hi confusion hai.

Haan, exactly! Brochure mein toh swimming pool, gym sab dikha denge, but actual mein woh usable condition mein hota hai kya? Aur maintenance charges kitne high hote hain in projects ke? Quality check ke liye builders se previous project ke residents ke contact details maangne chahiye. That's what I heard from a friend who bought near Badshahpur.
Totally understand your pain, bhai! Mera bhi same haal hai, 8 saal ho gaye. DLF Independent Floors ka naam toh bada hai, but quality issues sunke darr lagta hai. Resale value toh bahut important hai future ke liye. Kya inka koi old project hai jahan se feedback le sakein?
