DLF Independent Floors Phase 1/3: Still a good buy?
Just watched a video about the DLF Independent Floors in Phase 1 and Phase 3, Gurugram. It really got me thinking about the value these properties offer now. They're in such established areas, which is a huge plus for location, right?

I visited the site last month. The amenities are good, but the area felt a bit congested compared to newer sectors. Aur total units sirf 52 hain, which is a good thing for exclusivity, but also means less community infrastructure probably. For this price, I expected more open spaces.
Location wise toh solid hai, agree. But I've heard mixed reviews about DLF's delivery timelines recently. What's the possession date for these Phase 1/3 floors? Aur RERA number kya hai, check karna hai.
Timelines ka issue sab builders ke saath thoda bohot rehta hai, especially with big projects. DLF generally delivers, maybe a little late, but with quality. These are independent floors, not mega towers, so maybe less complex?
RERA number hai GGM/509/241/2021/77. Aur possession date 2024-11-01 hai. But DLF ka track record on timelines, especially post-COVID, has been a bit shaky for some projects. My friend booked a plot in Baharampur Naya and faced delays. Independent floors might be different, but always be cautious.
Dekho bhai, DLF ka naam hai, established builder hai (since 1946!). Lekin ₹2.2 Cr – ₹9.8 Cr for an independent floor? That's a huge range. Is it really worth that much for a first-time buyer? I'm so confused.

DLF hai toh price toh hoga hi. Unki brand value bhi toh dekho.

Location acchi hai, no doubt. But established areas ka matlab ye bhi hai ki redevelopment challenges ho sakte hain. Aur maintenance charges bhi high hote hain. Sirf location dekh ke mat decide karna, future costs bhi consider karo. Mere ek relative ne Badshahpur mein independent floor liya tha, ab regret karte hain high upkeep ki wajah se.

Haan, location toh prime hai, no doubt. But budget ka kya? First-time buyers ke liye thoda heavy nahi hai?
