DLF Midtown Moti Nagar: Good Investment?
Sharing this video walkthrough of DLF One Midtown in Moti Nagar. Looks pretty good, but West Delhi isn't usually my first thought for investment. Has anyone here invested in DLF projects before? What's your take on the area and the potential ROI? Worth considering, or are there better options in Delhi?

Meri ek friend ne DLF Capital Greens mein liya tha kuch saal pehle, near Moti Nagar only. She got good appreciation, but it took time. DLF projects are usually well-maintained, that's a plus. But if your budget is tight, maybe explore something smaller in a more developed residential area like Aram Bagh or even some parts of Alaknanda. This one feels like a long-term hold, not for someone looking to move in quickly.
I checked the RERA number DLRERA2021P0007. It's legitimate, which is a good sign. But 913 units in one project, that's a lot of inventory. Kya market mein itni demand hai Moti Nagar mein? Aur builder ne Gurugram mein HQ rakha hai, Delhi projects ka management kaisa hota hai unka?
Demand ke baare mein, current market conditions mein Delhi real estate, especially luxury segment, is seeing good traction. But 3.2 Cr entry point for a first home is steep. Moti Nagar as a location has potential because it's central, but DLF One Midtown is definitely targeting a niche buyer.
Yes, RERA is definitely a relief. But that unit count makes me nervous too. I heard stories about projects with so many units struggling to sell out, which can affect resale value later. DLF ki reputation toh achhi hai, but this specific location makes me overthink.
DLF ka track record toh solid hai, no doubt. My uncle bought in DLF CyberCity years ago and made a killing. But residential in Moti Nagar is a different ball game. The possession date of 2026-07-12 also feels a bit far off for an ongoing project. Kya pata kitna delay ho.
Bhai, DLF hai toh naam toh hai, but Moti Nagar for 3.2 Cr minimum? Thoda zyada nahi lag raha? Is budget mein toh main maybe Anand Niketan mein kuch dekh loon. West Delhi ka traffic aur connectivity ka bhi issue rehta hai, right?
Haan, price point thoda high hai, but DLF ka quality bhi toh dekho. Aur Moti Nagar mein connectivity ab kaafi improve ho gayi hai Metro ki wajah se. Plus, commercial hubs bhi develop ho rahe hain aas paas. I think it's a decent bet for long term, not for quick flips.
Exactly! 3.2 Cr is a huge amount for a first-time buyer like me. Mujhe toh lagta hai South Delhi ya even kuch parts of East Delhi like Anand Vihar mein better options mil jaayenge. ROI wise bhi West Delhi ne kabhi utna perform nahi kiya jitna South ya Central ne kiya hai.
