DLF Moulsari Enclave: Is the quality hype real?
My site visits last week really got me thinking about the actual build quality in Gurugram. I'm looking at DLF Moulsari Enclave for investment, hoping for decent rental yield and future appreciation. My main worry is construction quality. People say initial issues like cracks or seepage can really hit resale value and tenant satisfaction down the line. What's the reality after a year or two? Does anyone living there have experience with ongoing problems or high maintenance for such issues? Also, the amenities, especially the clubhouse and sports facilities, look great on paper. But are they actually used daily, or do they become ghost facilities after a while? As an investor, I'm wondering if these amenities genuinely attract premium tenants or if it's just marketing fluff that adds to the EMI without real ROI. Should I be looking more closely at the visible under-construction quality during site visits, or is it impossible to tell until possession? Any advice on what to check for specifically?
