I work in real estate but buying for myself is different, so I'm looking at DLF Moulsari Enclave. Honestly, the carpet area utilization feels a bit off for a ₹10 Cr+ property. Kya actual mein livability achhi hai? Society ka vibe kaisa hai? Aur schools, markets kitne convenient hain? Off the record, what's the real ground reality?

Completed project hai toh documents clear honge, that's a given. Par layout toh personal preference hai, aur agar pehle se hi inefficient lag raha hai, toh baad mein regret ho sakta hai. RERA completion doesn't guarantee user satisfaction with the design or value, it just ensures legality.
Price seems too high for just 42 units and those layouts, as OP mentioned. ₹10.6 Cr is a huge amount for a first-time buyer. Kisi aur project mein better value mil sakti hai kya? I heard about some projects near Badshahpur, but they are too far from my office commute.
Exactly! I saw a similar project near Basai, not DLF though, but the pricing there was also astronomical for what they offered. The main issue is the demand in prime Gurgaon areas. Builders know people will pay for the location, even if the layouts aren't perfect. It's a tough market for first-time buyers, you really have to pick your battles.
Haan yaar, 42 units ke liye itna price. Exclusivity ke naam pe loot rahe hain, lagta hai.
Badshahpur is really far, bhai. Usse better thoda compromise karke Gurgaon ke andar hi kuch dekh lo. Value for money is tough to find these days, sab kuch over-priced lagta hai, especially in prime areas.

Vibe toh theek hai, exclusive type ka hai. Mostly professionals and business owners. Schools and markets are good, as someone else mentioned, DLF Phase 5 market paas mein hi hai, aur top schools bhi. But the real issue is the per square foot cost for usable space. For that kind of money, I'd expect better, especially since it's a completed project. No scope for changes now, so what you see is what you get.
I heard the developer has some other projects where they optimized space better. Maybe this one was an older design philosophy? Livability depends on your family size and how much time you spend at home, I guess. If you're out mostly, maybe it's fine.
Totally agree. ₹10 Cr mein bhi compromises? It's crazy. Builder ko thoda toh space optimization pe dhyaan dena chahiye.
