DLF Phase 1 park-facing 4 BHK – worth it?
Just watched a video on a park-facing 4 BHK in DLF Phase 1, possibly Regency Park 1. The modern kitchen and private balconies looked really good. I'm considering a move to Gurugram and this location seems promising with schools and metro nearby. It's a big investment, so I'm a bit nervous. Has anyone here lived in DLF Regency Park 1? What's the real experience like, good or bad?

I was also looking at options in DLF Phase 1, but then I started exploring properties near Basai Road. The price difference for a similar sized 4 BHK is quite significant, sometimes almost 30-40% lower. Yes, the location isn't as 'prime' as Phase 1, but for a first-time buyer, that difference can mean a lot less EMI stress. What's more important, location prestige or financial comfort?
Be very careful with older projects, especially if your budget is tight. The video might show a modern kitchen, but that's likely a recent renovation by the owner. The building's core infrastructure, plumbing, wiring, might be old. Unexpected repairs can completely derail your budget. It's a huge commitment, so do your due diligence beyond the aesthetics.
Has anyone recently moved into Regency Park 1? What's the actual possession process like if you buy resale? Are there any hidden society charges or transfer fees we should be aware of?
My friend bought a resale flat in a similar society near Airport Road. The process was smooth, but he had to pay a 'corpus fund' contribution to the RWA which wasn't fully disclosed upfront. Always ask for a detailed breakdown of all charges from the current owner and the RWA.
Good question, U5! I heard from a broker that some older societies have hefty transfer fees. Plus, if you're planning any major renovations, getting society approvals can be a headache. Make sure to factor in stamp duty and registration too, it's a significant chunk.
Honestly, DLF Phase 1 is a prime location. Schools, metro, everything is there. Regency Park 1, despite being an older build, holds its value because of the excellent connectivity and the DLF brand name. Park facing is always a plus, it adds to the quality of life. Don't just look at the age, look at the amenities and community.
DLF Regency Park 1, right? I checked that out too. Park facing sounds great but the price range, ₹1.7 Cr to ₹4.6 Cr, for a project completed long ago by DLF, seems a bit steep for a first-time buyer like me. Aren't older properties more prone to high maintenance issues? I'm so nervous about unexpected costs.
Yeah, the price is a huge factor. I mean, DLF is a big name, established 1946 and based in Gurugram, so quality is usually there. But for a completed project, you're paying a premium for location and an older structure. It's a tough call for sure.
Totally agree, U1. My cousin lives in a different DLF society from the same era near Cyber Hub, and the maintenance charges are insane. Plus, renovation costs in an older apartment can quickly add up. For that kind of money, I'd rather look at something newer, maybe even a bit further out towards Badshahpur for better value.
