DLF Phase 1 Plots: Best Value in Gurugram?
Came across this video about independent plots in DLF Phase 1, Gurugram. It really highlights those 270, 500, and 1000 sq yd plots on Shahtoot Marg and Asoka Crescent, all park facing and gated. Looks super premium, with great connectivity to Golf Course Road and Cyber Hub. My main question is about value. Is DLF Phase 1 truly the best option compared to other high-end areas in Gurugram? Are there other localities offering similar benefits for a better investment? Would love to hear your thoughts.

The post mentioned 'independent plots'. That means you're buying the land and building yourself, right? That's a whole different ballgame of stress and cost. For ₹4.7 Cr, maybe a well-built villa in a slightly less prime area would be a better 'value' proposition for a first-time home buyer? Just thinking out loud.
My friend bought a plot here a few years ago. Connectivity is indeed excellent to Golf Course Road and Cyber Hub. But the entry point is super high now. For 'best value', I'd look at areas that are still developing but have strong future potential, rather than already established, top-tier localities like DLF Phase 1. It's more about capital preservation than massive growth now, in my opinion.
Park facing and gated sounds amazing, but let's be real. That price tag is for a very niche buyer. For a first-timer, there are so many other factors to consider besides just the 'premium' feel. Like loan eligibility, future maintenance, etc. Does anyone know the current circle rate in DLF Phase 1 for comparison?
Haan, circle rate is just a baseline. The actual market price is what matters. And for ₹4.7 Cr, you're looking at a very high EMI. Plus, the video mentions 270, 500, 1000 sq yd plots. Even a 270 sq yd plot at that price is steep. It's an established area, so appreciation might be slower now compared to a developing micro-market.
Circle rates will be significantly lower than the market price of ₹4.7 Cr, that's for sure. They're usually just for government valuation. For a first-timer, focus on areas where you can actually afford to build a house after buying the plot. Baliawas side has some developing areas that might offer better entry points.
I've heard good things about DLF's older projects. The infrastructure is usually top-notch. But ₹4.7 Cr for a plot is a lot. Is it freehold or leasehold? That makes a big difference for long-term value.
Usually, these are freehold plots. But always double-check the papers. The main thing is, the initial investment is so high, it might restrict your options for future liquidity. I'm looking at Baharampur Naya for plots, much more affordable.
Wow, this video looks amazing! DLF Phase 1 plots, park facing, connectivity... sounds like a dream. But the price, yaar, that's what makes me nervous. Is it really worth it for a first-time buyer like me?
Bhai, DLF Phase 1 is a classic, no doubt. The plots are completed, possession was back in 2018. If you have the budget, it's a solid, established area. But 'best value'? That's a strong claim. You're paying for location and brand, not necessarily for a 'deal'.
DLF Phase 1? Bro, that's like saying 'luxury' in capital letters. Value for money is subjective, but for ₹4.7 Cr minimum, that's a huge commitment. Are we even talking about the same budget range for 'first-time buyers'?
