DLF Phase 2 3BHK: Worth the premium?

Okay I'll be honest — I work in real estate but buying for myself is a whole different ballgame. I'm looking at DLF Phase 2 for a 3BHK. Prices yahan seem crazy high, like ₹3 Cr+ for a decent unit. Is this justified, ya just builder hype? Investment potential kaisa hai for 3-5 years? And resale market mein liquidity kaisi hai? Easily sell kar paunga kya? Real experiences share karo please.
