DLF Phase 4 Builder Floors: Prices Justified?
Hey everyone! Just saw a really interesting breakdown of DLF Phase 4 Gurgaon builder floor pricing. They covered 270, 360, and 500 sq yds plots. Honestly, some of those numbers for independent floors felt pretty high. Even for a prime spot, I'm not sure if the value is totally there anymore. What do you all think about the current market rates? Are they justified?

I think it's a mix. Yes, the prices are high, but DLF is known for its quality and infrastructure. You pay for the brand, the location, and the amenities. But for someone like me, who's stretching their budget, it feels like a gamble. Is the 'DLF premium' worth ₹3.1 Cr minimum? I'm torn.
Honestly, the current market conditions in Gurugram are making everything expensive. It's not just DLF. Demand is high, supply is... well, limited for prime locations. I heard there are only 44 total units for these independent floors, which makes them exclusive, hence the pricing. But still, it's a huge commitment.
True, but a few years ago, you could get a 360 sq yd plot for way less, even in Phase 4. The appreciation has been crazy. My uncle bought a plot near Baharampur Naya and even that has seen good growth, but nothing like these DLF numbers.
44 units only? That explains a lot! Less availability means higher prices, especially from a builder like DLF. This makes me nervous about finding anything within my budget near Airport Road or similar good connectivity spots.
Exactly my thoughts! I was looking at these DLF Independent Floors, the ones with possession date 2024-11-01. The ₹3.1 Cr – ₹4.0 Cr range for just a floor? Bahut zyada hai for a first-time buyer like me. I thought Gurgaon would be slightly more affordable than this for a good location.
Haan, but DLF is DLF, right? They usually command a premium. But I'm curious, for these specific floors, what's the RERA status? Is the GGM/483/215/2021/51 number legit for all of them, ya it's for something else?
Totally agree, bhai! Prices for DLF Phase 4 are just insane right now. Meri toh budget ke bahar hai, even for a 270 sq yd plot. Lagta hai they're just banking on the DLF name.
