DLF Phase 4 Independent Floors: Rental yields are just broker stories, right?

Budget finalised, loan pre-approved – ab DLF Independent Floors Phase IV dekh raha hoon. Currently in a 2BHK in Sector 56, thinking of upgrading for investment. Builder ka track record toh sahi hai, but is project mein real rental yield kitna hai? Brokers bahut high numbers bolte hain, but ground reality kya hai? Aur resale market kitna liquid hai for these independent floors? Is the premium worth it for long-term capital appreciation? Not sure if it's the right move given the current market.
