DLF Pink Town House green spaces are a total scam
DLF Pink Town House — just moved in last month and honestly, I'm already regretting the green spaces here. Brochure mein to pura botanical garden dikhaya tha, lush landscaping, open areas for kids. Reality mein? Bas kuch small, scattered patches. Towers itne paas hain ki lagta hi nahi open area hai. My kid barely has proper space to run around, sab bas concrete hai. This is not what we paid for. Maintenance charges toh poore lete hain, but for what? Not even proper upkeep of these tiny patches. Feels so cramped, yaar. Is this normal for Gurgaon projects? What did others do when their builders overpromised on green areas? Any way to hold them accountable after possession, ya it's just bad luck?

This is the harsh reality of buying in pre-RERA projects. Builders could get away with anything. They'd show lavish designs and amenities in brochures, and deliver something completely different. Post-possession toh almost zero recourse hota hai. Legal action is very costly and time-consuming, and chances of success are slim without RERA. Maybe you can try to gather all residents who feel the same and approach the builder collectively, but even then, it's a long shot. It's a sad state of affairs for many first-time buyers in older projects.
Toh fir koi legal option nahi hai kya? Even if it's a collective effort? Consumer court ya kuch aur? Ya yeh bas bad luck maan ke rehna padega?
Maintenance charges kitne le rahe hain? Because agar they are charging premium, they should at least maintain whatever little green space is there. Meri society mein bhi maintenance high hai but at least park wagera clean rehta hai. Pink Town House mein kya services mil rahi hain for that high maintenance?
Maintenance toh ₹4-5 per sqft le rahe hain, which is absurd for what we get. Security theek-thaak hai, but common areas mein light gayi toh do din lag jaate hain theek hone mein. Aur yeh jo 'green patches' hain, unki toh haalat kharab hai. Basai gaon ke paas jo societies hain, wahan bhi better upkeep dikhti hai. It feels like we're just paying for the DLF brand name, not for actual services. Kids ke liye play area ke naam pe bas ek swing aur slide hai, that too in a corner.
Pink Town House ki possession date toh 2010 ki hai na? Aap abhi kaise move in hue? Resale mein liya kya? Kyunki 2010 mein toh RERA bhi nahi tha, toh accountability ka issue aur bhi tough ho jaata hai.
Haan, sahi pakda! Resale mein liya hai. Builder se direct deal hoti toh shayad kuch puch paate, but resale mein toh jo dikhta hai wahi hota hai. Tab green spaces itna focus mein nahi the, aur ab jab bachche hain toh lag raha hai kitni badi galti kar di. Inspection ke time yeh sab details kaun dekhta hai?
Totally feel you, bhai! Builders ki yeh 'artistic impression' waali photos toh sabse bada scam hai. Mere ek friend ne Sector 65 mein liya tha, same issue. Brochure mein swimming pool ke saath cabanas dikhaye the, reality mein chhota sa pool aur uske aaju-baju bas do plastic chairs. Yeh green space ka toh har jagah yahi haal hai. What a disappointment!
