DLF Platinum Residences at 4.5 Cr: Best value in Gurugram?
What do you guys think about DLF Platinum Residences? I watched a video on these 4BHK independent floors in Phase 4. They're starting at 4.5 Cr and come with a gated community, basement staff room, and a loaded kitchen. Seems like a lot, but is it actually good value compared to other places in Gurugram? Are there other projects with similar specs that offer more bang for the buck?

So basically, the original 4.5 Cr price is fake news. And the actual price of 7 Cr+ is too high for most first-time buyers like us. It seems like a good project if you have that kind of budget, but for someone looking for value, it's not it. We need to focus on something more realistic. What are the best options for 3-4 Cr budget for a 3BHK or smaller independent floor in Gurugram, maybe Basai side?
My friend bought a property from DLF in Baharampur Naya a few years ago. He faced some delays with possession, but eventually got it. So, track record-wise, they deliver, but sometimes not on time. For such high-value properties, delays can be very costly. Has anyone heard about delays with Platinum Residences specifically? Is the June 2024 possession date realistic?
U9, good question about the possession. Given the current market conditions with labor shortages and supply chain issues, even big builders like DLF are facing challenges. I'd suggest checking the RERA portal for any updated timelines or complaints before relying solely on the builder's word. Always cross-verify.
I heard from a broker that they are on track for June 2024. But then again, brokers always say that, right? For a project with only 4 units, they usually focus more and finish faster. My cousin booked in a different DLF project in Baliawas and that one got delayed by almost a year. So, it's a mixed bag.
Leaving aside the price confusion, DLF is a very old and established builder, since 1946. Their quality is generally good, and properties in Phase 4 always appreciate well. The possession date is also fairly soon, June 2024. If someone *can* afford the actual 7 Cr+ price, it might be a decent investment for the long run, especially with only 4 total units, making it quite exclusive.
Oh man, 7 Cr se shuru? My budget is nowhere near that! I was hoping 4.5 Cr was realistic for something premium. This property buying is so stressful. Every time I find something good, the price is either wrong or way out of my league. What about other areas, like maybe near Airport Road (Gurgaon side)? Are there any similar independent floors there that are more affordable?
Exactly, the market is crazy right now. Everything is overpriced. For 4.5 Cr, you might get a good 3BHK apartment in a decent society, but an independent floor from DLF in Phase 4? No chance. You'll have to compromise on either location, builder, or the 'independent floor' part. Don't fall for these marketing gimmicks.
U5, I feel you. It's a constant struggle. Airport Road side has some good options, but independent floors with these specs (gated, staff room, loaded kitchen) will still be steep. Maybe look at builder floors in sectors further down, like sector 80s or Badshahpur? They might be closer to your budget, but not exactly 'Platinum' level luxury.
4.5 Cr for independent floors in DLF? That sounds way too good to be true, bhai. I checked on Propmyna a while back, their official price range was much higher, like 7 Cr onwards. Are you sure about the 4.5 Cr figure? Maybe it's a very old listing or some hidden charges are not included?
Haan, U2 is right. I saw the RERA details too. The actual price range for Platinum Residences is ₹7.0 Cr – ₹13.4 Cr. 4.5 Cr is misleading information, probably clickbait from that video you watched. Be very careful with such low figures for a prime Gurugram location and a builder like DLF.
Exactly what I was thinking! I visited their site office near Golf Course Road last month, and the sales guy quoted me closer to 8.5 Cr for a mid-level floor. 4.5 Cr is definitely not for Platinum Residences, maybe some other older DLF property? Yeh first-time buyers ko confuse karne ke liye karte hain log.
