DLF Privana: Is the 'big problem' real?
Found this video about DLF Privana South and West today. I'm seriously looking at buying there in Gurugram. The video mentioned some 'big problem' nobody tells you about, and it kinda made me pause. I'm trying to figure out if it's just clickbait or a genuine concern. Does anyone here have personal experience with DLF Privana? What's been your take on it, good or bad? Would really appreciate any honest opinions.

Honestly, at ₹7.4 Cr, I'd rather look at resale properties in established DLF phases which are already built and you can see what you're getting. New projects always carry some risk. That 'big problem' video could be hinting at something related to the land acquisition or environmental clearances, which are notoriously tricky in Gurugram. It's better to be safe than sorry, especially for a first-time buyer like us.
I've been tracking DLF Privana for a while now. The 'big problem' could be anything from high maintenance charges to the actual unit sizes versus what's advertised. Or maybe it's about the density, 1113 units is quite a lot for a luxury project, leading to crowded common areas later. Has anyone visited the site recently? What's the ground reality like?
That's a valid point about density. Sometimes these luxury projects end up feeling cramped once everyone moves in. I'm also worried about infrastructure development around it. Is the access road wide enough? Will there be enough schools/hospitals nearby when it's fully occupied? These small things become big problems after moving in.
Visited last month. The location is good, but construction is very much ongoing. They showed us mock-up flats. The sales team was aggressive about the demand. The 'big problem' I heard whispers about was related to water pressure in the higher floors in one of their previous projects, not sure if that's the one. But it's just hearsay, nothing concrete.
The price is definitely a shocker for me too. ₹7.4 Cr for a first home? I was looking at something more in the Badshahpur area, which is significantly lower. Is Privana really worth that premium? What makes it so expensive compared to other luxury projects in Gurugram?
Market conditions in Gurugram right now are wild, especially for premium projects. Demand is high, so developers are pricing accordingly. I checked the RERA number HARERA/GGM/772/504/2023/116, it's legitimate. But even with RERA, delays can happen. My cousin faced a 2-year delay in a project near Basai. Always factor in potential delays and cost overruns.
It's DLF, that's why. Their brand value, location, and the amenities they promise always come with a premium. Plus, it's a new launch with only 1113 units, so exclusivity plays a part. But yes, for us first-timers, it's a stretch. I heard some concerns about traffic congestion in that specific sector, could that be the 'big problem'?
Bhai, I also saw that video! Made me super nervous. ₹7.4 Cr is already a huge amount for a first home, and if there are hidden issues, that's just a nightmare. Are we talking about structural issues or something with the locality? Gurugram mein property lena already itna tough hai.
Totally agree with the nervousness. My friend bought a flat near Airport Road (Gurgaon side) a few years ago from a different builder, and they had major issues with water logging and delayed possession. For ₹7.4 Cr, you expect perfection. Is the 'big problem' related to amenities or the land itself? That's what I'd be worried about.
I think it's mostly clickbait. DLF is a huge builder, established since 1946. They have a reputation to maintain. Most 'big problems' videos target specific small issues or just create hype. Don't get swayed too easily, do your own due diligence. But haan, price point is definitely high for a first-time buyer.
