Mohali — just got possession of my DLF Privana West unit a few months back. Noticed some construction issues already, small cracks and fitting problems. Makes me wonder about long-term maintenance costs and if it'll hit resale value. Also, the fancy clubhouse? Honestly, barely anyone uses it daily. Does it really help attract tenants or justify the premium?

The concerns raised are valid, especially for such a high-value project. Construction quality issues and underutilized amenities are common complaints across many luxury developments, not just DLF. However, DLF does have a strong brand name and typically, their projects appreciate well in the long run in Gurugram, thanks to location and overall development. 2031 is far, so there's a lot of time for construction to improve and for the area to develop further. While maintenance of 795 units can be challenging, a reputed builder usually has robust facility management in place. It's about weighing the current risks against potential future appreciation in a prime GGM location
It's good that DLF Privana West has a RERA number (GGM/819/551/2024/46) which provides some transparency, but even RERA can't guarantee perfect construction. My friend invested in a project that was RERA registered, still faced delays and quality issues. The key is builder's track record and consistent site monitoring. Also, with 795 total units, imagine the complexities in managing common area maintenance and ensuring everyone pays up. Doesn't that make future maintenance a potential nightmare?
Exactly! The price range for Privana West is ₹7.8 Cr – ₹12.3 Cr. That's a huge investment for a first-time buyer like me. For that kind of money, you expect perfection, not 'small cracks and fitting problems'. Does anyone have an update on the actual site progress? 2031 toh bahut door hai, but a glimpse of the current work quality would be helpful before considering such a big commitment.
I haven't visited the site personally, but from what I hear in the market, the pace is decent. However, given the current Gurugram market conditions, especially for high-end luxury, a project with such a high ticket size and long possession date needs to be impeccable. Aisa na ho ki delivery tak market sentiment change ho jaaye, phir resale mein problem ho sakti hai. I've seen projects near Badshahpur struggle with occupancy for similar reasons.
Even if OP got the location/possession wrong, the core point about construction quality and amenities is super valid. My uncle bought a DLF flat near Airport Road (Gurgaon side) a few years back, and he faced similar issues with finishes and plumbing right after possession. Aur clubhouse? Mostly empty rehta hai. We're paying a premium for these 'luxury' features, par agar basic quality hi compromise ho toh kya fayda? My main worry is long-term maintenance, especially for a project with such high prices.
Wait, DLF Privana West? Mohali? Bhai, the project is in Gurugram, sector 76-77, and possession date is 2031, as per RERA GGM/819/551/2024/46. Aapko possession kaise mil gaya abhi? Are you sure you're talking about the same project? Thoda confusion ho raha hai.
Sahi keh rahe ho U1! I also checked, it's definitely Gurugram, near SPR. And 2031 is a long way off. Maybe OP confused it with another DLF project?
