Was supposed to decide by last month but I'm still confused. Currently in a 2BHK, thinking of upgrading to a 3BHK ya villa in Mohali, maybe DLF Privana West. Site visit pe sab kuch great lagta hai, but jab possession milti hai toh kya woh amenities genuinely usable hoti hain? Like the clubhouse and sports facilities – are they well-maintained aur log daily use karte hain, ya bas showpiece bana ke chhod dete hain? My current society mein maintenance charges itne high hain for zero service. Is it worth the huge price jump for a 3BHK if the promised lifestyle isn't delivered? Already have a home loan, don't want to regret it later. Any real experiences, especially about the day-to-day usability and maintenance?

Has anyone here actually lived in a DLF Privana project (maybe in Gurgaon) and can share their experience with amenity maintenance? Genuinely need to know if it's worth the 7.8 Cr+ jump and the long wait till 2031. Is the quality of life truly superior?
Wo toh hoga hi. Itne bade projects mein maintenance charges kam nahi hote. But 30-40k is still a shocker! Kya ye price range justify karta hai for the actual usage? Feeling even more nervous now about making such a big financial commitment.
My cousin lives in a DLF Privana project near Golf Course Road in Gurgaon. Amenities are good, no doubt, but maintenance charges are very high, like 30-40k per month for a 3BHK. And sometimes getting things fixed takes ages, especially during peak season. So, while they are usable, be prepared for the ongoing costs and occasional service delays.
DLF ka Gurgaon mein track record mixed raha hai. Privana series high-end hai, but even then, after-possession service can be hit or miss. With 795 total units, crowd management for amenities like pools and gyms will definitely be an issue. So, 'daily use' might mean long waiting times or overcrowded spaces. Think about that when you're paying such a premium.
Exactly my fear! Clubhouse aur pool sirf brochure pe achhe lagte hain. Mere current society mein bhi maintenance charges astronomical hain aur facilities are a joke. Koi daily use nahi karta. Subah shaam bas security guards ghoomte hain aur sweeping hoti hai. Is it really worth the jump?
The RERA number GGM/819/551/2024/46 is there, which is good for transparency. But the possession date of 2031-12-01 is too far. By then, half the 'modern' amenities might be outdated or poorly maintained. Builders often delay too, so expect it even later.
U4, Mohali mein 3BHK with good amenities 5-6 Cr mein mil jaata hai, but DLF ka price point alag hi hai. Is price mein toh Badshahpur mein plots mil jayenge! The total units are 795, so it's a huge project, maintenance will be a nightmare.
Exactly! Mere friend ne bhi ek project mein book kiya tha, 2028 ka possession tha, ab 2030 bol rahe hain. Builder ki delay tactics se sab pareshaan hain. Imagine paying EMIs for years and then getting a delayed, possibly compromised, project. This is my biggest fear as a first-time buyer.
Bhai, 7.8 Cr toh bahut zyada hai for Mohali! Gurugram mein bhi isse kam mein mil jaata hai. Privana West ka price range ₹7.8 Cr – ₹12.3 Cr sunke hi darr lag raha hai. Kya itna paisa daalna worth it hai for amenities that might not even be used?
Toh phir 3BHK ke liye kitna budget hona chahiye Mohali mein, agar amenities bhi chahiye? I'm also looking to upgrade from a 2BHK but this price feels out of reach.
Sahi keh rahe ho. Gurugram mein Airport Road ke paas bhi options hain is budget mein, but amenities ka wahi issue hai. Market thoda down hai abhi Gurugram mein for these super luxury projects, toh maybe negotiation scope ho? But still, Mohali ke liye toh high hai.
