Mohali — looking at DLF Privana West for investment. I'm based in Dubai, so a site inspection isn't easy. Main concern is construction quality post-possession. Kya actual mein cracks, seepage issues aate hain after a year or two? How does that impact tenant attraction and future resale value? Also, power backup ka kya scene hai? Sirf common areas ya full flat? For a property I can't manage daily, these things are crucial for long-term ROI. Can't afford constant maintenance headaches or tenant complaints from abroad. Need to know the ground reality from owners.

For that kind of money, I'd expect top-notch, worry-free maintenance for at least 5-7 years. Maybe look at emerging areas like Badshahpur for better long-term ROI where property is still appreciating and not just inflated.
My experience from a similar high-rise in Baharampur Naya was disastrous for a friend. Within 3 years, bathroom tiles started coming off, and a major damp patch appeared on an external wall. Builder ne initially ignore kiya, then bola warranty period over. Power backup bhi sirf common areas ke liye tha, flat mein inverter lagwana pada. For an investment property, yeh sab tenants ko bahut irritate karta hai aur rentability kam ho jaati hai. NRI ke liye toh yeh double whammy hai.

Power backup is a HUGE point. Most premium projects promise full backup but deliver only common area + 1-2 lights. For a high-end property, tenants expect full power backup, especially in Gurugram ki garmi. Ye toh deal-breaker ho sakta hai. Original poster, make sure to get this in writing, full flat power backup or not?

Soch samajh ke invest karna, NRI ke liye remote management mein bahut dikkat aati hai.
But DLF is a big name, unka quality control strong nahi hoga kya? Ya yeh sirf specific projects mein hota hai? Koi specific example hai kya cracks ya seepage ka jo aapne personally dekha ho?
Totally agree with U1. My cousin bought in a 'premium' project near Airport Road (Gurgaon side) a few years back, same story. Initial finish was great, but after 2 years, bathroom seepage and paint cracks. Builder ki team ko bulate bulate thak gaya. NRI ke liye toh aur mushkil hai manage karna.
