DLF Queens Court's premium amenities are just for show

DLF Queens Court – I'm seriously considering this for an investment property, but I'm based in Dubai and can't do a site inspection myself. Really need some ground truth from you guys. Builder jo promised amenities batate hain, kya woh actually deliver hote hain after possession? Ya bas brochure mein hi acche lagte hain? Especially for the clubhouse and sports facilities, are they actually used daily or just ghost facilities with high maintenance? Construction quality bhi ek big concern hai. Kya kisi ko actual issues pata hain like cracks, seepage after a year or two? For an investor, ye sab cheezein resale value and tenant attraction par directly affect karti hain. Maintenance costs bhi badh jaate hain due to poor initial quality. Is it worth the premium pricing, ya bas dikhawa hai?
