Since it's a completed project, your main concern should be resale value and what you're getting for the current price. Go visit multiple units, check for any seepage, wiring issues, or general wear and tear. Don't rely on old videos or marketing brochures. The location is good, close to Baharampur Naya and other developing areas, which is a plus for future appreciation. But negotiate hard, current market mein buyers ke paas leverage hai.
Arey, 1.31 Cr toh ab Gurgaon mein 1BHK bhi mushkil se milta hai. For a project like Regal Gardens, that too completed, that price is impossible. Maybe broker ne galat information di hai ya marketing gimmick hai. U7 is right, current prices are much higher. And yes, DLF is old and established (since 1946!) but even big names can have issues. Don't go just by brand name.

Sahi keh rahe ho. My uncle bought a flat from DLF in Sector 90 itself, not Regal Gardens, but another project. He got possession on time, but fit and finish mein thoda compromise laga unko. Is project ka current status kya hai, completed hai ya under construction?
