DLF Silver Oaks Gurgaon: What's their delivery history?
Saw a video on DLF Silver Oaks in Gurgaon, specifically those 2 BHKs in Phase 1. It got me thinking about DLF Ltd.'s overall track record. The video shows a fully furnished corner apartment which looks good, but I'm curious about the builder's past projects. How's their construction quality usually? Any long delays on possession that people have faced with DLF? Anyone here have personal experience with DLF deliveries or quality, especially in Gurgaon? Would love to hear your thoughts before I look into it more.

Exactly, the prices are for a ready property. But 2014 is quite old. Wouldn't an older building have higher maintenance issues down the line? I'm looking at places in Basai also, and even those new constructions are cheaper than this. Is the 'DLF' brand really worth that much more in an established place like this?
Okay, so it's a completed project, which takes away the immediate delay worry. But the price point is definitely a major factor for first-time buyers like us. Also, even for completed projects, you need to check the quality of maintenance and the society's overall living experience. Just because DLF built it doesn't mean everything is perfect years later. What about the resale value and maintenance costs for such older, premium properties in Gurgaon?
Just to add, since a lot of us are worried about delays: DLF Silver Oaks is actually a COMPLETED project. Its RERA registration (GGM/461/193/2021/29) confirms this. So you won't be waiting for possession on this one. You're buying a ready-to-move-in property.
The original possession date for DLF Silver Oaks was May 1, 2014. So it's been ready for a while! The prices now, ₹2.6 Cr – ₹4.5 Cr, reflect the current market value for a well-established society in a prime Gurgaon location. It's not a new launch price, which is why it feels steep. It's for a property that has already appreciated significantly.
That's good to know it's completed now. But what was the *original* possession date for Silver Oaks? Was it delivered on time back then, or did it also face delays before getting this 'completed' status?
Speaking from personal experience with DLF, my friend's parents bought a flat in a DLF project off Airport Road a decade ago. Quality was excellent, no doubt. But they did face a significant delay, almost 1.5 years past the promised date. It was frustrating for them then, though now they're happy with the property. So, delays are definitely a possibility with DLF, even if the end product is good.
True, delays are common with most big builders, not just DLF. But for Silver Oaks, I checked, it's a completed project. The RERA number GGM/461/193/2021/29 is for a project that's already done. So for *this specific project*, delays are not a current concern.
Which project was that exactly? Did they get compensation for the delay?
Hey everyone, that DLF Silver Oaks video got me thinking too. Those 2 BHKs look amazing, but I'm a first-time buyer and super nervous about big builders. DLF ka track record generally kaisa hai? Are they known for quality or for delays? Any red flags I should know about before I even think of visiting?
Yaar, Silver Oaks ka price range toh dekho. ₹2.6 Cr to ₹4.5 Cr for a 2 BHK? As a first-time buyer, it feels super high. Is this even worth considering for someone on a budget?
Quality achhi ho sakti hai, but delivery timelines ka sunke darr lagta hai. My uncle booked a flat near Badshahpur kuch saal pehle with a big builder, aur unki possession 2 saal late hui thi. DLF ka bhi aisa scene rehta hai kya?
DLF toh brand name hai, bhai. Quality generally top-notch hi rehti hai. Thoda premium zaroor hota hai, but you get what you pay for.
