DLF Siris Estate Gurgaon: Kya price justified hai?
Saw this video about DLF Siris Estate in Gurgaon. They showed some pricing for the units there and honestly, I'm not sure if it's fully justified. DLF ka naam hai, for sure, but the specs they showed and the location, I'm thinking it's a bit on the higher side. What do you guys feel about its value for money? Anyone looked into it properly?

U9, I totally agree. Ready-to-move means you can move in, or rent it out immediately. With Siris Estate, you're blocking a huge sum for something that's still a year away. Plus, the maintenance charges for such premium properties can also be very high. Has anyone factored that in? It's not just the purchase price.
Honestly, for ₹6.5 Cr, I'd rather look at something ready-to-move, even if it's slightly older. The peace of mind of seeing what you get and not worrying about delays is priceless for a first-time homebuyer. Siris Estate definitely has that premium feel, but the premium seems too high for the uncertainty.
U7, that's my main worry too. 'Ongoing' projects always carry that risk. I remember a friend's project by another big builder, they promised possession in 2019, got it in 2022. DLF is established since 1946, headquartered in Gurugram, so their track record is generally good, but 48 units means they might not prioritize it as much as a larger development. It's a big investment to make without 100% certainty.
I visited the site. The location is good, no doubt. But for a project that's still ongoing, the price feels like it's already factoring in all future appreciation. It's a bit of a gamble, especially for someone like me with a fixed budget. What if construction delays happen?
U5, you're right to be confused. Limited units often means higher demand initially but then it can be harder to find a buyer if you ever need to sell quickly. Siris Estate is in a prime area, but for that price, you could get a huge plot in Baharampur Naya and build your dream home. Just saying, options hain. My friend bought a place on Airport Road last year and is regretting not waiting a bit more for prices to cool down.
Yes, U4, I spoke to a broker last week. They confirmed the possession date is still on track for October 2024. But honestly, even with DLF's reputation, paying 6.5 Cr minimum for a first home feels like a massive leap of faith. The total units are only 48, so it's quite an exclusive project, but that also means limited resale options later on, right? I'm so confused.
U3, you make a good point about the market. I found the RERA number, it's RERA-GRG-PROJ-757-2020. So at least it's registered. But has anyone confirmed the exact possession date? Is it still Oct 2024?
Bhai, DLF ka naam hai toh price tag toh high hoga hi. But Siris Estate mein 48 units hi hain, exclusivity ka tag bhi lag gaya. The question is, is that exclusivity and DLF's brand really worth paying almost double what you'd pay for a similar sized apartment in, say, a good project near Badshahpur? I mean, it's a 2024 possession, but the current market in Gurugram is so volatile. I'm worried about overpaying now and seeing prices dip later.
Totally agree, U1. I checked it out online too. ₹6.5 Cr se ₹9.0 Cr, that's a huge amount for a first-time buyer like me. Is it even worth considering at this price point?
