₹7.5 Cr for a 4BHK at DLF Siris Estate is a big commitment. I'm in real estate myself, so I know the marketing spiel, but buying for my own family is different. They show great plans and fancy amenities, but I'm wondering if the daily living experience is genuinely premium. What's the reality of the clubhouse, gym, and swimming pool? Are they well-maintained and actually usable, or just good on paper? Also, what's the society vibe like? Friendly, or is everyone isolated? Need off-the-record opinions before I commit.

It's a tough call. On one hand, DLF ka name hai, and the location is prime. But 6.5-9 Cr is a huge amount, and the concerns about amenities and possession are totally valid. I'd say, visit during different times of the day, talk to current residents if possible (even if in other DLF projects nearby), and get a legal opinion on the agreement. Don't rush into it just because of the brand name, especially when it's your first home.
I visited the site last month. The model unit was amazing, no doubt. But the actual construction progress didn't seem like it would be ready by Oct 2024. Does anyone know if they've already started applying for occupancy certificates?
OC toh bahut important hai! Bina uske move-in risky hai. Builders ko jaldi se jaldi OC milna chahiye.
U6, my broker told me they are pushing hard for completion, but OC is still some time away. He also mentioned that the clubhouse and pool areas are usually the last to get finished properly. My cousin bought in Baharampur Naya, and their promised amenities took another year after possession to be fully functional. Siris Estate might be similar. As for the society vibe, with only 48 units, it can be a bit isolated unless people make an effort. So, U4, the Oct 2024 possession looks very tight.
See, the RERA number (RERA-GRG-PROJ-757- 2020) is there, which is good, but possession date is Oct 2024. For an ongoing project, that's cutting it close considering the current pace of construction in Gurugram. I'm worried about delays. Also, only 48 units? That sounds exclusive, but also could mean less community activities if people are too private. What's the real ground reality about the society vibe there?
Less units means more peace for some, bhai. But yeah, community vibe can be tricky, especially if everyone keeps to themselves.
Haan, U3, I checked the RERA too. My worry is ki Gurugram mein abhi market thoda over-heated lag raha hai. Developers often push deadlines when they see a chance to upsell later. Is 2024-10-01 really achievable for Siris Estate?
Totally agree with U1. My friend booked in a DLF project near Airport Road and had major issues with amenities post-possession. Siris Estate ka bhi same scene na ho jaye, especially for that price tag.
