Looking for a 3BHK in Gurugram, maybe Dwarka Expressway side, budget around 2.5 Cr. Confused between DLF, M3M, and Godrej. DLF ki construction quality generally achhi suni hai, but delivery on time karte hain kya? M3M projects look stunning but I've heard customer support and post-possession issues can be a headache. Exactly, Basai ke paas abhi bhi infrastructure utna developed nahi hai jitna main areas mein hai. Connectivity achhi ho rahi hai but amenities mein time lagega. If you're looking for immediate move-in, maybe look at areas slightly closer to the main city, or be prepared for a few years of development. For 2.5 Cr, you might find some good options in Baliawas if you're okay with slightly older societies, but then you're compromising on new construction.

M3M ki stories toh bahut suni hain. Mera ek colleague ne M3M booked kiya tha Dwarka Expressway pe, project abhi bhi stuck hai. RERA date bhi nikal gayi. Customer support se baat karne ka matlab hai deewar se baat karna. They just pass the buck. If you're a first-time buyer, avoid such builders. Stick to established ones even if they are slightly pricier.
Agreed, DLF ka brand name hi ek confidence deta hai. My uncle bought in DLF Phase 5 years ago, never had any major issues. M3M toh sirf marketing pe chalta hai, delivery pe nahin. It's a gamble.
My experience with Godrej in Badshahpur was okayish. They delivered, yes, but almost 8 months late, which was a huge headache for us as our rental lease was ending. And post-possession, the initial quality of fittings was not up to the mark, had to get a lot of things fixed myself. So, delivery track record achha hai but not perfect, aur quality mein bhi thoda compromise ho sakta hai. Hidden charges toh sab builders lagate hain, be prepared for 5-10% extra on agreement value.

DLF ka track record delivery ke maamle mein mixed hai, especially post-pandemic. Kuch projects time pe diye hain, kuch mein substantial delays. Aapne koi specific project dekha hai DLF ka? Aur 2.5 Cr for 3BHK on Dwarka Expressway is a decent budget, but be wary of the per sqft rates right now, they've shot up near Airport Road.
