Is DLF The Primus actually good for daily living, ya just good on paper? I'm currently in a 2BHK in Sector 56, thinking of upgrading to a 3BHK. The prices (₹2.84-4.38 Cr) seem quite high. Carpet area efficiency kaisi hai? Does the layout feel spacious enough for a family, ya sirf marketing hai? Also, society ka vibe kaisa hai? Friendly or isolated? Not sure if the price jump is worth it for a long-term home, considering I already have a home loan.

See, the market in Gurugram, especially for completed projects, is very hot right now. Prices are not coming down. While Primus might feel average, the location premium and DLF's maintenance standard do count for something long term. Plus, it's not like you're buying into an under-construction project with delays, which is a huge stress reliever for first-time buyers.
Primus is already COMPLETED, so at least you know what you're getting. But yeah, the pricing for 624 units is quite steep for what it offers. My agent showed me some resale options there, but even those were barely negotiable. Are there better completed projects in this range?
I actually know someone who lives there. While the layout might not be ideal, the society maintenance and security are top-notch. So for some, that's worth the premium. The vibe is indeed a bit formal, not super community-driven.
Not really. For a completed DLF project, this is unfortunately the going rate. Resale might be slightly less, but not by much. The inventory of ready-to-move 3BHKs is limited, which keeps prices high. Be careful not to compare apples and oranges with under-construction projects.
Better projects? Maybe, but not completed ones in that prime belt for this price. Builders know people want ready-to-move.
Totally agree. DLF ka naam hai bas, amenities aur space ke naam pe compromise hai. Mera friend rehta hai wahan, he also feels it's overpriced.

For ₹2.8 Cr – ₹4.4 Cr, I expect more premium finishes and space. Society vibe was okay, not super friendly, more reserved. I'm also looking for a 3BHK and considering options around Airport Road (Gurgaon side) or even Badshahpur for better value. Is the premium only for the DLF brand name?
Absolutely! I visited it too and felt the same way. My family is quite big, so a spacious 3BHK is non-negotiable. We ended up looking at some properties in Baharampur Naya, which is developing, but the per sqft value is much better. Gurugram market right now is all about location, location, location, and DLF capitalizes on that heavily. For the price, you could get a much bigger apartment in another builder's project, just not with the DLF tag.
That's my biggest concern too, the carpet area efficiency. Many premium projects just cut corners there. The premium is definitely for the brand and the established DLF ecosystem, not necessarily the internal space. I think for better value, you have to look further out from the core areas.
