DLF The Ultima Sohna: Owners' honest feedback on quality?
Honestly, I'm so fed up of renting, landlord raised rent again, so finally taking the plunge in Sohna. Looking at DLF The Ultima. But I'm really worried about construction quality – kya actual mein cracks, seepage issues aate hain after a year or two? Aur jo amenities promise karte hain, wo delivery ke time tak kitni change ho jaati hain? Like clubhouse, is it actually used or just for show? Logon ka experience kya hai?

I visited Ultima last year. The flats look good, spacious. But yes, I heard from a security guard there that some initial buyers faced minor seepage in one of the towers. Nothing major, apparently, but worth investigating. The clubhouse was functional, but not buzzing with activity like they show in brochures. It felt more like a display piece than a community hub. Maybe it's changed now, since possession was in 2019.
U4, that's so helpful! 'Display piece' for a clubhouse is exactly what I'm afraid of. It's a huge part of the amenity cost. Did you get any idea about the monthly maintenance charges there? That can really add up.

DLF ka naam toh hai, they usually deliver good quality. But Ultima Sohna mein kya scene hai, I'm not sure. Kisi ne actual mein wahan property visit ki hai kya? Photos mein toh sab acha lagta hai.

DLF Ultima is COMPLETED, possession date was March 2019. So you can actually go and check existing units. Talk to residents directly. Cracks aur seepage ke liye, check the RERA GGM/358/90/2019/52 for any complaints, that's what I did for my place in Baharampur Naya.

My cousin bought in a different DLF project near Airport Road, Gurgaon, they promised a sports complex, but it's still just a ground with a net. Clubhouse toh bana, but maintenance itna high hai ki koi use hi nahi karta. Ultima ke liye bhi yehi expect kar sakte ho.
