DLF Ultima's hidden costs are a nightmare
After moving into DLF The Ultima six months ago, I'm genuinely frustrated. Brochure mein maintenance charges kuch aur the, ab bahut zyada hain. They never clearly mentioned the PLC for specific amenities. Aur kids ke liye jo dedicated play area dikhaya tha, it's either not fully functional ya fir extra usage fees maangte hain. My wife thought club membership was included, but it's a separate cost. Honestly, it's impacting our monthly budget badly. Has anyone else faced these hidden charges at Ultima? What did you do?

It's a tough situation for first-time buyers, no doubt. While the original post has valid concerns, sometimes we also need to read the fine print *very* carefully and assume nothing. Builders often put disclaimers in tiny fonts. But yes, the lack of transparency is a major problem across the board. Always factor in an extra 10-15% over the quoted price for hidden costs, maintenance, and potential delays. The possession date of March 2019 for Ultima means people have been living there for a while, so these issues should have surfaced earlier for many.
Good point about the fine print. My biggest mistake was not hiring a legal expert to review the sale agreement properly. It's an investment of ₹3.3 Cr to ₹5.2 Cr, so a few thousands for a lawyer is definitely worth it. Don't repeat my mistake, get it checked thoroughly.
So what did the original poster do about these extra charges? Did they manage to negotiate or get some clarity from DLF?
Exactly! And this 'dedicated play area' scam is everywhere. My friend bought in a project in Baharampur Naya, same story. They show fancy renders, but real life mein it's just a patch of grass or a half-built structure. Builders just want to sell units (DLF Ultima has 912 total units, imagine the profit margin!).
Sahi kaha bhai. Market mein abhi bhi yehi chal raha hai, transparency is a huge issue. What about other projects in that price range, do they also have these hidden costs and amenity issues?
Totally agree! My experience in Basai was similar. They promised a community centre and a proper sports complex, but it's been 3 years since possession (Ultima got possession in March 2019, so similar timeline for many) and it's still not fully operational. These builders exploit the fact that we first-time buyers are so desperate for a home and stretch our budgets. We thought paying ₹3.3 Cr would mean everything is included and top-notch.
Yeh to serious issue hai. Main bhi DLF Ultima mein interested tha, but ab darr lag raha hai. RERA mein complain kar sakte hain kya aise hidden charges ke liye, especially jab brochure mein kuch aur ho? Aur kya kisi ko pata hai club membership ka actual cost kitna hota hai wahan, because ₹3.3 Cr – ₹5.2 Cr is already a huge investment?
Club membership is almost always a separate entity for most DLF projects, it's rarely included. Always assume it's extra. RERA documents check kar lo. The possession date was 2019-03-01, so this is an old issue.
Haan, bilkul RERA mein complain kar sakte ho agar brochure aur actuals mein discrepancy hai, especially for maintenance ya amenities. DLF Ultima ka RERA number GGM/358/90/2019/52 hai, wahan details milengi. Club membership ka last year around ₹5-7 lakh tha for enrollment, plus monthly usage fees. They never clearly mention these upfront.
Bhai, ye toh common hai. Brochure mein sab gold dikhate hain, real life mein alag hi kahani hoti hai. Same experience with a project in Badshahpur.
OMG, exactly this! I'm looking at a project near Airport Road right now and the sales guy is so vague about maintenance and extra charges. This Ultima post just confirms my worst fears. ₹3.3 Cr for an apartment and then you get slammed with hidden charges? Builders really need to be more transparent.
