DLF Ultima's hidden costs are a nightmare
After moving into DLF The Ultima six months ago, I'm genuinely frustrated. Brochure mein maintenance charges kuch aur the, ab bahut zyada hain. They never clearly mentioned the PLC for specific amenities. Aur kids ke liye jo dedicated play area dikhaya tha, it's either not fully functional ya fir extra usage fees maangte hain. My wife thought club membership was included, but it's a separate cost. Honestly, it's impacting our monthly budget badly. Has anyone else faced these hidden charges at Ultima? What did you do?

Exactly! And this 'dedicated play area' scam is everywhere. My friend bought in a project in Baharampur Naya, same story. They show fancy renders, but real life mein it's just a patch of grass or a half-built structure. Builders just want to sell units (DLF Ultima has 912 total units, imagine the profit margin!).

They promised a community centre and a proper sports complex, but it's been 3 years since possession (Ultima got possession in March 2019, so similar timeline for many) and it's still not fully operational. RERA mein complain kar sakte hain kya aise hidden charges ke liye, especially jab brochure mein kuch aur ho? Club membership is almost always a separate entity for most DLF projects, it's rarely included. Always assume it's extra. RERA documents check kar lo. The possession date was 2019-03-01, so this is an old issue.
Haan, bilkul RERA mein complain kar sakte ho agar brochure aur actuals mein discrepancy hai, especially for maintenance ya amenities. DLF Ultima ka RERA number GGM/358/90/2019/52 hai, wahan details milengi. Club membership ka last year around ₹5-7 lakh tha for enrollment, plus monthly usage fees. They never clearly mention these upfront.
Bhai, ye toh common hai. Brochure mein sab gold dikhate hain, real life mein alag hi kahani hoti hai. Same experience with a project in Badshahpur.
