DLF's luxury mall in Delhi: good investment?

Just watched this video about DLF's luxury mall concept in New Delhi. Video mein they talked about attracting only high-value spenders and 'ultra-rich' clients. Sounds good for conversions, but low footfall worries me a bit. They mentioned brands like Burberry, Hugo Boss. Is it really that exclusive? Anyone here invested in similar DLF projects? What's your experience with actual footfall vs. sales? ROI kaisa hai? Honest opinions please, considering a purchase.
