Visited DM Infra. Display flat achha laga, but carpet area efficiency kaisi hai? Amenities kitni useful hain, on-ground? Families ke liye livability aur noise levels ka kya scene hai? Maintenance charges bhi batao.

Dekho, DM Infra ka price range (₹66 L – ₹86 L) is okay for the location they are targeting, assuming it's a good spot. But the RERA issue is a deal-breaker for most first-time buyers right now, especially with the current market conditions where buyers are more aware and cautious. Possession date Feb 2026 is still far, so a lot can change. My advice would be to look for RERA-registered projects, even if they are slightly more expensive. The peace of mind is worth it. Don't fall for flashy display flats without due diligence.
Livability aur noise levels ka bhi bahut issue hota hai. Agar society dense ho ya construction quality theek na ho, toh neighbors ka shor, lift ka noise, sab ghar ke andar aata hai. Aur families ke liye amenities kitni useful hain, jaise kids' play area, gym, club house? Alpha I Greater Noida mein mere cousin ka flat hai, wahan gym toh hai but equipment hamesha kharab rehte hain. DM Infra mein on-ground kya dikha?
My experience with another builder in Ajayabpur was similar. Display flat was spacious, but when I saw the actual floor plan and later the under-construction site, the carpet area felt so much smaller. They play with the super built-up area figures. Plus, amenities jo brochure mein dikhate hain, woh ya toh late hoti hain, ya phir quality compromise ho jaati hai. DM Infra ke case mein, agar RERA nahi hai, toh imagine karo kitna loophole hoga. Be very careful with the measurements and actual usable space.
U6, maintenance charges usually ₹2-4 per sqft hote hain for new projects, but for ongoing projects like DM Infra, it can vary a lot, especially if they have shared amenities. Bina RERA ke toh builders apni marzi chalate hain, so maintenance bhi unke rules pe hi chalega. Yeh sab baatein agreement mein clear honi chahiye.

Carpet area efficiency ka bhi doubt hai, display mein toh bade-bade kamre dikha dete hain, asli mein corner cut ho jaate hain. Pehle project ka track record check karna bahut zaroori hai, warna baad mein sirf pachtaoge. Anyone has actual experience with their past projects?
