Been looking for 8 months now and it's exhausting. I work in real estate, but DNR Arista Phase 1's amenities feel like marketing fluff. Is it genuinely good to live in daily? Change my mind.

It's a mixed bag, to be honest. Some amenities, like a good functional gym, power backup, and security, are non-negotiable and add real value. But things like indoor golf simulators or a mini-theatre often go unused and just push up the costs. The trick is to evaluate which amenities align with YOUR lifestyle and if you're willing to pay for them. DNR Arista does have a good location going for it, which is a major plus. Maybe the amenities are a bonus for some, but not the primary reason to buy for everyone.
So, out of all the amenities, which ones do people actually find useful in their daily lives? With 241 units, will all these facilities even be accessible without overcrowding? Like, is the gym ever empty? Or the pool? I'm trying to figure out if this 'fluff' actually translates into a better living experience.
Bhai, 2.1 Cr minimum? Budget se bahar hai yeh. First-time buyer ke liye toh impossible lag raha hai. Amenities ka kya karein jab loan ka EMI hi sir dard ban jaye.
Hey, I've been eyeing DNR Arista too. The amenities did look good on paper, but after reading this, I'm having second thoughts. Possession ka kya scene hai? And RERA number confirm hai na? I heard some builders give a 'completed' status but still delay possession.
True that. I almost booked a flat near Akshayanagar which was 'completed' but still had no water connection and pending fire safety approvals. Had to back out last minute. Always visit the site multiple times, especially closer to the possession date. Don't just rely on online status.
Haan bhai, builders ka toh common hai delay karna. 'Completed' doesn't mean ready to move in. So frustrating!
Yes, U5, the RERA number is TOR/PRM/KA/RERA/1251/446/PR/230419/001674. Project status is 'COMPLETED' as per RERA, but the possession date is officially 2024-12-01. Builders often mark projects as 'completed' even if minor work is pending. Happened with a friend in Adigara Kallahalli, they got their keys months after the 'official' completion. Always cross-check site progress with the RERA portal.
Totally agree with the OP. DNR Arista Phase 1 ki amenities list dekh ke lagta hai ki they're just ticking boxes. Who actually uses a rooftop putting green daily? For a first-time buyer like me, paying ₹2.1 Cr – ₹3.9 Cr, I'd rather have practical space and lower maintenance than fancy fluff. It just feels like a tactic to justify the high price point, but is it really good for day-to-day living? I'm struggling to see the value beyond the brochure photos.
I get your point, but sometimes these amenities create a good community vibe. My cousin lives in a project near Aavalahalli with a similar setup, and the kids absolutely love the dedicated play areas and swimming pool. It's not just about daily use, sometimes it's about the lifestyle it offers, especially on weekends. It can be a deal-breaker for families.
Exactly! Just adds to the monthly maintenance charges. Practicality over luxury any day for me.
Bhai, you hit the nail on the head! Bengaluru mein prices already sky-high hain, upar se yeh 'luxury' amenities ka burden. Kaun use karta hai yeh sab? Most of us are working professionals, we just need a decent, functional home, not a resort. Is this just FOMO marketing?
