Been tracking Bangalore real estate for a while, and the premium for 3BHKs feels insane sometimes. I'm currently in a 2BHK in Marathahalli, already have a home loan, but considering an upgrade for better appreciation. DNR Arista Phase 1 caught my eye, it's completed, and the current price (₹2.08 Cr–₹3.94 Cr) seems high. Is it justified? What's the real capital appreciation been since launch? Trying to figure ROI potential or if I've missed the boat. Also, what's the actual rental yield people are seeing there? Builders always quote high. Is the resale market active for a project like this, or does it sit for ages? Any thoughts on liquidity for an investor's exit strategy would be super helpful. Hope this helps someone.

Totally agree with you, bhai! Yeh prices sunke toh mera BP high ho jaata hai. Marathahalli se upgrade karna hai but this 2.1 Cr to 3.9 Cr range for DNR Arista Phase 1 sounds like a distant dream for us first-time buyers. Lagta hai appreciation ka hype hi hai bas.
Haan bilkul! Same feeling, yaar. Soch raha tha ki better investment hoga but itna premium toh ROI kab milega?
