DNR Arista Phase 1: My investment isn't what I expected

What's the actual capital appreciation for DNR Arista Phase 1? I bought my 3BHK last year hoping for solid long-term gains, but it just feels stagnant. Moved in a few months back, and the rental market? Man, it's brutal. Brokers are quoting way below what I factored for a decent ROI. Was anyone else promised better numbers? It feels like there are too many investor-owned units, making rentals super competitive. Not sure if it's just me or if this is the reality here now.
