Budget finalised, loan pre-approved — now I'm seriously looking at DNR Arista Phase 1 for investment. Everyone glorifies the fancy clubhouses and green spaces, but what about the actual, ongoing service quality for maintenance? I work in real estate, I know the super area vs carpet area games. My main concern is if the high maintenance charges actually translate to quick elevator repairs or reliable services. For an investor, these things directly hit ROI and tenant satisfaction. Is it just a glorified ghost facility after a year? Change my mind.

Initially, everything was top-notch, but within 18 months, the gym equipment was faulty, swimming pool was often dirty, and security staff kept changing. RERA number is there for consumer protection, but enforcement can be slow. For DNR Arista, the possession date is 2024-12-01, so actual maintenance bills won't be out yet for owners. You'll need to ask the builder or check forums closer to possession.
