Security claims in brochures are just eyewash, believe me. We sold our big house, kids have moved out, so thought a compact flat in DNR Arista Phase 1 would be manageable. But the security here? CCTV sirf naam ke liye hai, and visitor management system toh bilkul hi bekaar. Last week, a delivery guy just walked in, no proper check. My wife was alone. Builder ne bola tha top-notch security milegi, but yeh toh pura disaster hai. Maintenance charges toh poore lete hain, but guards ki quality dekh ke gussa aata hai. Anyone else face similar issues with security in their new society? What did you do?

It's really disheartening to hear this, especially for new homeowners. While it's true that builders often fall short on promises, sometimes resident associations can make a difference post-possession. Have you tried forming one or escalating this issue collectively? Document everything – photos, dates, timings of incidents. What's your plan of action now? Just cribbing won't help, but building a strong case might. Though I agree, it's a huge mental burden to fight with the builder after spending so much.
Haan, U10. Lagta hai ab toh bas compromise hi karna padega. What to do?
U9, you're right, but forming an association and fighting is a full-time job. Most people are busy with work and just want to live peacefully. Builders know this, that's why they get away with it. It's so frustrating.
This is a common issue across Bengaluru, not just DNR Arista. With property prices touching the sky, especially in the ₹2 Cr+ range, buyers expect premium features. But builders are under pressure to deliver fast and cheap. Security is often the first thing to get compromised. It's a reflection of the current market's focus on sales over quality post-possession. We need stronger resident associations to push back.
Been there, done that! My experience in Aavalahalli was even worse. Our society had CCTV, but half of them were dummy cameras. Ek baar toh parcel chori ho gaya tha parking se, aur security ne bola 'humne dekha nahi'. Jabki us din main office se jaldi aa gaya tha aur guard so raha tha apni cabin mein. These builders cut corners everywhere, especially on things that are not visible during the initial walkthrough. High maintenance charges but zero accountability. It's a nightmare for first-time buyers like us.
So true, U6. For ₹2.1 Cr – ₹3.9 Cr, you expect peace of mind, not this stress.
Exactly! U5, you hit the nail on the head. They show you a lavish clubhouse and perfect landscaping, but the essential stuff like security and plumbing, wahan compromise hota hai. Aur fir maintenance ke naam pe har mahine moti rakam bharo. Hum middle-class log toh bas fas jaate hain.
Oh man, this is concerning. DNR Arista Phase 1 was on my shortlist, but security is non-negotiable, especially with family. The possession date for this project is 2024-12-01, right? Has anyone actually taken possession yet, or is it still in the handover phase? I checked the RERA number TOR/PRM/KA/RERA/1251/446/PR/230419/001674, it shows completed. What's the ground reality?
Haan, U3 is right. Possession milna start ho gaya hai. But 'completed' in RERA doesn't always mean fully functional society. My cousin booked in a different project near Adigara Kallahalli, same story. Possession mil gayi, but amenities aur security ke naam pe bas paperwork tha. Builders just want to close the deal.
Possession toh shuru ho gayi hai, but issues toh hain. Security is definitely one of them.
Totally relate to this, bhai! DNR Arista Phase 1 mein ₹2.1 Cr se ₹3.9 Cr ka flat leke bhi agar aisi security mile toh kya fayda? Hum bhi soch rahe the ek gated community mein shift hone ka, but yeh sunke darr lag raha hai. Builder promises toh badi badi karte hain, but delivery mein hamesha compromise hota hai. My friend bought in Akshayanagar, wahan bhi same scene hai. Maintenance charges poore lete hain, but guards bas dikhawe ke hote hain. Kaise trust karein builders pe?
