₹1.8 crore for a 3BHK in Koramangala with DNR Corporation. I'm based in Dubai, so I can't do site inspections easily. My biggest concern now is hidden costs popping up right before possession. PLC charges, extra parking fees, and utility connection charges – these were barely mentioned initially by the broker. Total cost is shooting up by almost ₹10-12 lakhs, which is a big chunk on top of the property price and stamp duty. Matlab, construction-linked payment plan was fine, but these last-minute charges are frustrating. Has anyone else faced such surprises with DNR or other Bengaluru builders? How do you negotiate these add-ons, especially when you're an NRI and can't be physically present? Any advice on managing this from afar?

Totally relate! I booked in Marathahalli last year, near Aavalahalli, and faced similar 'surprise' charges. Utility connection, maintenance advance, even some RWA setup fees. It added about 8 lakhs to my 1.2 Cr flat. Builders know we're desperate for a home, especially first-time buyers.
Exactly! I'm looking near Akshayanagar and the brokers are already hinting at 'final adjustment costs'. Makes me so nervous. How did you handle those charges, U2? Did you manage to negotiate anything?
Haan bhai, Marathahalli mein toh ye sab common hai. Builders ka naya game hai, har project mein. Bahut dukh hota hai jab last minute pe itna paisa maangte hain.
Yaar, ye toh common problem hai. Builders always hide these costs. Koramangala mein 1.8 Cr already high hai, upar se 10-12 lakh extra? Matlab, itna budget mein toh dimaag kharab ho jayega.
