Do amenities actually boost Ghaziabad resale value?
My lease ends in 6 months and I'm finally looking to buy in Ghaziabad, primarily for investment. I work in real estate, so I know how builders spin things, but buying for myself is different. Everyone talks about 'world-class amenities' in brochures, but what's actually delivered at possession? For Gaursons Gaur Global Village, I've seen the plans, but I'm skeptical about the ground reality. Are we just paying extra PLC for fancy clubhouses and sports facilities that become ghost facilities after a year? Does that really drive higher resale value or attract better tenants in Ghaziabad? Or are maintenance charges just inflated for facilities no one uses? Honestly, I think most amenities are just marketing fluff to justify premium pricing. Change my mind.
