Do builder amenities ever match reality?

Do builders actually deliver on amenity promises in Delhi? Fed up of renting, I'm eyeing DDA Meera Apartment. Brochure amenities look great, but does what's delivered match? Does shoddy construction or missing facilities kill resale value or tenant attraction? Are these amenities just marketing fluff, not impacting investor ROI?

Bhai, DDA projects mein amenities ka track record toh mixed hi rehta hai. Meera Apartment 2012 ka possession hai, toh ab tak toh sab clear ho gaya hoga. Kya sach mein park, clubhouse, aur security promised thi, aur मिली भी? Ya bas paper pe hi reh gaya?

U1, sahi pakde ho! My cousin lives in Meera Apartment. Park toh hai, but it's basic, not like the lush green one in the brochure. Clubhouse is okay, but not fully equipped
