Since January I've been shortlisting flats in Ghaziabad for investment. I'm based in Dubai, so site visits are tough and I rely a lot on community feedback. My main concern is about amenities, specifically clubhouses and sports facilities. Almost every project, like Kailash Avenue RWA, boasts a huge one. Do these actually translate to better rental yield or higher resale value? Or are they just marketing gimmicks that drive up the initial cost and then become ghost facilities nobody really uses? I worry about maintenance charges for unused amenities too. What's the ground reality for investors? Do tenants truly prioritize a fancy clubhouse, or is it just a checkmark for developers?
