Do Goyal Luxury Floors hold their resale value over time?
Builder floor finishes hide terrible structural basics more often than people realize. I checked out Goyal Luxury Floors By Rahul Mangla recently for a rental investment unit. Sales reps talk up Italian marble and fittings, but check the basement dampness and terrace water tank setup first. Honestly, my parents keep saying cosmetic work fades quickly, but seepage ruins resale permanently. If tenants face water pressure issues or wall peeling, premium rent won't hold up. Has anyone noticed hairline cracks or dampness after a year here? Ab samajh nahi aa raha if it's safe for long term ROI...

I am honestly so confused. On one hand, 2026 possession gives some time to arrange funds, but on the other hand, putting 2.7 Cr without a standard society setup feels like walking on thin ice. Did anyone actually book a unit here yet, or are we all just waiting on the sidelines?
Current Faridabad market sentiment is shifting towards low-rise floors because people want private space and immediate parking. But resale ROI always drops if common area upkeep is poor. Without an RWA to manage a small 4-unit building, even high-end Italian marble won't attract premium tenants if the walls are damp.
Can anyone tell me if Rahul Mangla has delivered other independent floors nearby so we can check those for dampness? My budget is strictly maxed out at 2.7 Cr and I cannot afford a bad surprise later.
Bhai sunke hi darr lag raha hai, my parents would literally disown me if I lock our life savings into a leaking floor.
They have done private floors around green pockets near Sector 35 earlier, but you really have to inspect the stilt parking and shaft areas yourself. One of my relatives visited their past work and said cosmetic paint looks good on day one, but after two monsoons the true quality of plumbing starts showing.
Yaar, spending 2.7 Cr on an independent floor instead of a gated society in Faridabad gives me cold feet. If the lift stops working or the overhead tank leaks, who will you chase after handing over the full amount?
Exactly what I fear. In a 4-unit setup, if even one neighbor refuses to share terrace maintenance or motor repair costs, everything goes for a toss and resale value plummets.
Wait, how can anyone check dampness or hairline cracks after a year right now? Goyal Luxury Floors is an upcoming project with possession date planned for 2026-04-01, so construction toh chal hi rahi hogi! Lekin your concern about seepage ruining resale is 100% valid, meri family bhi yahi bolti rehti hai. For a 2.7 Cr investment, poor waterproofing can destroy whatever rental income you plan to get.
RERA is Not Applicable because it is just 4 units total, 4 floors on one plot. In Faridabad, these small boutique plots usually skip RERA if units are under 8, which makes me even more anxious to put in my hard-earned savings honestly.
True, it is under construction right now. But at 2.7 Cr, isn't it super risky if there is no RERA applicable? Even in nearby spots around Sector 35, people always tell first-time buyers to verify RERA first.
