Do premium amenities in Gurgaon truly boost ROI?
Did a site visit to RK Traders Qutab Heights last month and was really impressed by their amenity list. But now that I've just moved into a new society here in Gurgaon (possession was in March), I'm realizing how much of the 'promised' amenities are just for show. The clubhouse looks great in photos but is hardly used, and sports facilities are constantly under maintenance. It makes me wonder if these fancy amenities actually attract good tenants or justify higher premiums and maintenance. For an investor, ROI is key, right? Does a rarely used swimming pool really add to resale value? I'm seeing corners cut on actual utility versus what was marketed. What's your first-hand experience with amenities in Gurgaon projects, especially their impact on tenant attraction and long-term costs? Any tips on what to look for beyond the brochure?

My society's gym is always 'under maintenance' or has half-broken equipment, and the swimming pool is open for like two months a year. It's frustrating to pay higher maintenance for facilities we barely use. Does anyone actually see a good ROI from these?
