posted on 10 MayDo premium amenities like clubhouses actually boost Pune rental income?
Premium amenities in projects like Gokhale Tejalkunj No 2 often just look good on brochures. As an investor, I'm wondering if a fancy clubhouse, if it's a ghost facility, truly helps attract good tenants or justify higher rents. Or does it just mean higher maintenance for me without any real ROI? Has anyone seen actual tenant preference for these?

It's a tricky balance, for sure. For a ₹3 Cr property like Gokhale Tejalkunj No 2, you're targeting a very niche segment of tenants. If you can find them consistently, maybe it works. But the pool is small. Instead of a clubhouse, maybe focus on projects with better connectivity, good schools nearby, or even a smaller, well-maintained community. Look at areas like Amanora Park Town, where premium projects do well, but even there, tenants prioritize location and basic facilities over extreme luxury. It's a gamble.
Possession date 2026-06-01 hai. Kya guarantee hai ki tab tak yeh saari amenities fully functional hongi? Often builders delay these things. Investment toh abhi se ho jayega.
Honestly, as a first-time buyer, I'm very skeptical. My cousin bought a flat in a high-end society near Anand Nagar with all the bells and whistles – gym, pool, clubhouse, even a mini-golf course. He was hoping for good rental income. But tenant churn was high because of the maintenance charges, and he struggled to find tenants willing to pay for amenities they didn't use. It just became a liability. Even with the RERA number P52100045478, the project might be legitimate, but the rental prospects for such premium features are questionable.
Exactly. Plus, current market conditions in Pune are such that there's a good supply of flats. Tenants have a lot of options, so they're not going to compromise on rent just for a clubhouse they might not use.
Regarding Sinhagad Road, not many high-end rentals are there. People usually prefer smaller, established societies or independent houses, not properties with huge clubhouses.
To answer the question earlier, most budget-conscious tenants don't care about fancy facilities. They look for basics.
Dekho, I think it depends on the target audience. If you're looking for corporate tenants or expats, they definitely appreciate these amenities. It's not just about the space, but the lifestyle. Gokhale Tejalkunj No 2 is in a prime location, a premium clubhouse can be a differentiator. It might not directly add to the rent amount per se, but it definitely helps in attracting a better class of tenants who are reliable and pay on time. Quality over quantity, right?
Has anyone actually rented out a 3 Cr property in a similar project near Sinhagad Road or Ambegaon? Kya wahan bhi tenants ko clubhouse chahiye hota hai?
Bhai, corporate tenants ya expats toh bahut limited hote hain Pune mein. Aur ₹3 Cr ka flat rent pe kaun lega? Most of the time, jo log Gokhale Tejalkunj No 2 jaise projects mein kharidte hain, woh self-use ke liye hi lete hain. Rental market mein log budget dekhte hain, not a fancy clubhouse they might use once a month. Plus, the ongoing status means who knows when the clubhouse will even be fully operational.
Yaar, I totally agree with the original post. Gokhale Tejalkunj No 2 ka price ₹3 Cr hai, aur usme agar clubhouse ka maintenance bhi alag se dena pade bina kisi rental ROI ke, toh fayda kya? Main toh first-time buyer hoon, rental income pe hi thoda depend karna chahta hoon. Kya sach mein koi tenant itne premium amenities ke liye extra pay karta hai?
Exactly! Toh kya tenants ko yeh fancy facilities pasand nahi aati ya woh iske liye extra pay nahi karna chahte?
Sahi baat hai bhai. Mera ek dost hai, usne Akurdi mein ek project mein flat liya tha jisme Olympic-size pool aur mini-theatre tha. Socha tha high-end tenants milenge. Par ultimately, jo tenants mile unko sirf basic security aur parking chahiye thi. Clubhouse toh hardly koi use karta tha, par maintenance har mahine aata tha. End result? Uska net rental yield bahut kam ho gaya. Gokhale Tejalkunj No 2 mein bhi same issue ho sakta hai, especially with that price tag.
