Honestly, I'm starting to think these 'premium' amenities are just marketing fluff. My unit in Ambience Lagoon, the clubhouse looks great in brochures but is barely used. I'm wondering if this supposed 'premium' amenity value even translates to better rentals or resale. The high maintenance charges for these unused facilities really pinch the ROI. Are others seeing this pattern? Does a lavish but empty clubhouse actually attract tenants or justify higher pricing?

Even after checking, what if the RWA changes or the amenity funds dry up later? It's a never-ending worry for new homeowners.
U7, that's possible, but mostly it's just a waste. My friend booked in Baharampur Naya, builder showed us 3D renders of a huge pool and clubhouse. Possession ke time, it was half-built, and now it's just a storage unit for unused construction material! Builder ne phir se date extend kar diya lol. How do we ensure these amenities are actually delivered and maintained before buying? It's a nightmare for first-time buyers.
U8, that's a valid concern. Best way is to visit completed projects of the same builder and talk to residents living there. Don't just rely on brochures or fancy 3D renders. For Ambience Lagoon, since it's 2003 possession, you can literally go and see the clubhouse condition for yourself. It helps to gauge the real picture rather than just the marketing pitch.
See, I get the frustration, but some people actually use them. My cousin in Baliawas has a project with a great clubhouse, and it's always buzzing. Kids' activities, gym, community events are always happening. Maybe it depends on the RWA's initiative? What if the Ambience Lagoon RWA just isn't proactive enough to organize things?
U3, that's a good question. Usually, there's a sinking fund, but after a few years, the responsibility shifts to the RWA. Ambience Lagoon toh 2003 ka possession hai, so the RWA must be handling it for ages now. We looked at a project in Badshahpur, same story, fancy clubhouse but zero activity. Why pay for something you don't use?
Builder toh bas profit dekhta hai, amenities toh bas dikhawa hai! Totally agree.
U4, you hit the nail on the head. Ambience Lagoon is a prime example of an older project where RERA doesn't even apply, since it was completed much before. So, no strict oversight for amenity delivery or maintenance. For us first-time buyers, it's a huge risk. Imagine paying ₹4.4 Cr minimum and then getting stuck with high maintenance for an empty space. This really affects resale value and rental potential, especially when current market conditions in Gurugram are so competitive.
Totally agree with the original post! Ambience Lagoon ka example sahi hai. ₹4.4 Cr se ₹9.3 Cr ki range mein, you expect top-notch amenities that are actually usable. But if it's just for show, aur maintenance charge lag raha hai, toh it's a huge burden for first-time buyers like us. My friend also bought a unit near Airport Road and is facing similar issues with an empty clubhouse and high monthly fees. It's really frustrating.
Exactly! For us budget-conscious buyers, every rupee counts. Ye maintenance charges toh EMI ke upar alag se bojh hai. Kya iska koi way out nahi hota, like a separate corpus for amenity upkeep that doesn't pinch us so hard?
Haan bhai, same pinch! Mera builder bhi promised the moon, but amenities are dead. Just for show.
